That call made my day.

I got a call from a realtor in a panic.

Her buyer was already under contract on a duplex — and their lender had just dropped a last-minute bombshell: 10% down on a conventional loan. The buyer didn't have that kind of money sitting around. The deal was about to fall apart.

She called me.

I got to work. We took a close look at the buyer's full picture — including another property they owned out of state — got everything situated, and closed the file using an FHA loan at just 3.5% down.

The buyer got the duplex.

This is what I do. Not every loan is textbook. Not every lender is willing to dig in when things get complicated. But complicated is where I earn my place in this transaction — and I will not let a deal die if there's a path to the closing table.
