Mortgage News Daily just put the 30-yr fixed at 7.57% — up again Friday, even after a weak jobs report.

But here's what most buyers are missing: Seattle listings are up 28.5% and sellers are cutting prices. Motivated sellers means leverage to ask for seller credits.

Seller credits can fund a 2-1 buydown. Year one, your rate is roughly 2% lower. On a $700K loan, that's real money every month.
