Government Shutdown Update: What Realtors & Clients Need to Know

At Global State Mortgage, powered by APM, we want to keep you informed about how the current government shutdown may affect real estate transactions. Here’s what you should know:
✅ FHA Loans – New case numbers are still available, but anything requiring HUD staff could be delayed. Insuring may take longer.

✅ VA Loans – The VA is open but running at reduced capacity. The good news? No insuring delays since APM self-insures.

✅ USDA Loans – If you already have a Conditional Commitment, you’re good to close. But new commitments are paused until USDA resumes underwriting.

✅ Flood Insurance – The National Flood Insurance Program expires September 30 at 11:59 PM. Existing policies stay valid, but no new or renewal policies can be issued until reauthorized. Private flood insurance is an option.

✅ Employment Verification (VOEs) – If a borrower is furloughed, loans are not automatically ineligible. Written documentation and alternate verification options are available.

✅ Tax Transcripts & SSN Validation – No delays yet, but this could change.

I met with an investor yesterday who is looking to buy another property and they had no idea about the DSCR loan program. DSCR loans are pretty simple- we look at the debt (the new mortgage) vs. the amount of rent. We don't look at your income, debt to income ratio, etc. If you are a real estate investor or looking to become one, I would love to discuss DSCR loans vs traditional financing options. Both can be great options but discussing with a knowledgeable loan officer can make all the difference when it comes to choosing which financing is the best for you.
