๐Ÿก I made an early decision to invest in real estate.

It's cool, you should buy a house, but don't do it the way I did it. Please?

I graduated school debt free, lived with my parents for several years (even though it was not glamorous), and saved aggressively. That sacrifice allowed me to buy my first property. Then I used the cash flow and discipline to buy the next ones.

So buy a house, just don't live in your parents basement to make it happen, k?

๐Ÿ’ฐ From Bounced Checks To Debt Free : My Story
I still remember the day I got hit with $75 in bank fees after a bounced check. That moment changed everything for me.

I am the third of six kids. My parents raised us with strong values : get educated, stay debt free, get married, have kids, and be active in your community.
I graduated college debt free. I didnโ€™t even get my first credit card until I was in a financial planning program at UVU. Before that it was debit or cash only.

This is why I do FinancialGinger. I want to help you avoid the expensive mistakes and build the same kind of financial peace and freedom.

Two big wins today:
- Client moved, did some finageling with addresses on moving her policy, and did a roll-over quote to a new carrier with that new address and SAVED HER $1,200 on her auto insurance this year! LOVE THAT.

- Prospective client had a quote that was high, mine barely beat it. Asked more questions, she's getting married soon, Did quote with her fiance on it... Saved her $45/month

Love helping people find solutions for auto/home and other insurances! If I can't do it, someone in my team can.

I want you to feel in control of your money.

That means having an emergency fund for peace of mind, automating your paycheck with systems like the multi bank account method, and knowing what your money is doing. Investments, debt payoff, savings, or bills. Systems that make it EASY.

No more stress wondering what this money is for, or where your money went.
When you feel secure and in control, money stops controlling you.

Key 2:
๐Ÿ’ฐ Negative Net Worth Is Not The End Of The World
Who cares if your net worth is negative right now?

If you have created a gap between what you earn and what you spend, and you are aggressively paying off debt, you are pointed in the right direction.

That momentum is what matters. Over time it will turn into real wealth.

๐Ÿ“‰ Blue Chip Stocks vs Risky IPOs
Just because something is a "stock" does not mean it is the same risk level.
Blue chip companies (dividend aristocrats) that have paid and increased dividends for 50+ years are far more stable than hot new IPOs.

Look at SpaceX ... it shot up 40% in 12 hours after IPO, but over 95% of IPOs drop below their offering price within the first couple of months.

Not all stocks carry the same risk.

Key 1:
And this is obvious.
Spend Less Than You Earn.

If you spend more than you earn, it is impossible to build wealth.
Know your numbers. Stop digging a hole.

Duh, it's hard. It's not supposed to be easy, it's supposed to be worth it.

I teach people how to make better money decisions every day. Welcome to my page.

Good Debt vs Lifestyle Debt : Know The Difference
๐Ÿ’ฐ Debt Is A Tool : But Only If You Use It Right

There are two kinds of debt.
Good Debt ๐Ÿ‘‰ Builds your wealth
Good Debt ๐Ÿ‘‰ Cuts your expenses
Bad Debt ๐Ÿ‘‰ Finances a lifestyle you can't really afford

Bad debt finances your lifestyle and keeps you broke.
Debt should be used to purchase assets that increase your quality of life. Not to fund vacations, luxury cars, or things you cannot afford.

Again... Debt should buy assets. Not fund your lifestyle.

๐Ÿ’ฐ Avoid Mutual Funds Like The Plague
A 1% investment fee versus Vanguardโ€™s 0.03% fee might not sound like much.
But over 30 years that difference can cost you $400,000 to $500,000 in lost retirement money due to compounding.

Stop paying massive fees!!!

Instead, use simple, cheap ETF portfolios with companies you actually understand : gas companies, utilities, grocery brands, and reliable dividend aristocrats that have paid increasing dividends for 50+ years.
Cheap and simple wins in the long run over some fancy schmancy strategy to beat alpha.

๐Ÿ“‰ The 60/40 Portfolio Is DEAD
Risk tolerance talk is mostly bu****it when it is built on the old 60% stocks / 40% bonds model.

Bonds are not what they used to be. There are much better cash equivalents and alternative investments now. Most people should not be using this outdated strategy anymore. (Money Markets, HYSA's, things that don't lock you in for years)

A simple ETF might actually be safer and smarter than a poorly constructed 60/40 split. Not all stocks are equal either โ€” dividend aristocrats and blue chip companies (Visa, Mastercard, utilities, etc.) are far more reliable long term than speculative IPOs like SpaceX.
