Here are things you need to consider.

Purchasing vacant land in Florida is not as complicated as it might appear. People acquire land for future investment and appreciation but in general, they want to be able to build a unique house equipped with all the amenities that they need, their DREAM HOME!

a. It's important to determine the purpose and research everything about the land you want to buy before investing. Acquiring a land in Florida offers plenty options and helps hedge against inflation. This way, buyers can get the best property and get all the benefits with their investment.

b. Make sure that that land you want to buy is located in a region that has a good climate, required amenities and suits your budget.

c. Buyers should be ready with essential documents, mark boundaries of the land parcel, check land-use restrictions and zoning.

d. You can expect to land to appreciate some years after developing it but keep in mind that land investments does not double within the week.

e. Purchasing land is your tangible investment to secure your future. It is recommended to check flood zones, floodways and wetlands before you buy.

Another point of confusion is the difference between a “Permanent Foundation” and a “Certificate of Permanent Location”.

A PERMANENT FOUNDATION is the system of piers, footers, tie-downs, and skirting used in setting up the home on the property. It has nothing to do with whether a home is taxed as Real Property.

A CERTIFICATE OF PERMANENT LOCATION, also called a T-234 form, is issued once the titles to the home (same as titles to car, one for each section) are retired by the State. A T-234 form is then recorded in the County of residence. This allows the home to become “Real Property” along with the land, and it’s taxed the same way a site-built home is taxed. If this process doesn’t happen, and the property is sold without the titles to the manufactured home changing hands, the new owner will not have clear title to the home. Remember, the titles are just like car titles. You wouldn’t sell a car without signing the title over. The same holds true for a manufactured home when the titles haven’t been retired and a T-234 hasn’t been issued. In the event the titles were never issued, or were lost, a title bond can be obtained, and replacement titles can be requested from the state. The new titles can then be retired and the T-234 can be recorded.

There is a great deal of confusion regarding the definition of a mobile, manufactured, or modular home.

A MOBILE HOME is built BEFORE June 15th, 1976 and is not eligible for agency financing.

A MODULAR HOME comes on a truck, but it’s lifted off that chassis by a crane and set on a permanent foundation. It must meet the same local, county and state building codes as a site-built home. These homes do not have a title, serial number, or HUD label.

A MANUFACTURED HOME has a serial number on a Data Plate, which is an 8x11 piece of paper with a map of the US and other important info and is typically attached to inside of a cabinet or closet door. It also has metal HUD labels attached to the outside of each section. These are typically red but may be silver due to weathering of the metal. Extensive renovations to a manufactured homes can result in these two important pieces of information being lost.
