Comprar bonos es una gran estrategia para bajar las tasas y ya están bajando, pero en mercados calientes como Florida, las tasas más bajas no significa necesariamente ahorrar dinero... Siga mi línea de pensamiento, en 2022 las tasas suprimidas causaron un frenesí de compra en todo el estado, ya que recuerdo que múltiples situaciones de oferta en las que los compradores estaban ofreciendo $10k - 30k por encima del precio de venta eran la norma (mercado de vendedores), pero a partir de hoy estamos bloqueando las tasas tan bajas como los 5’s y el 90% de los compradores están obteniendo un 3% + en costos de cierre (mercado de compradores). Cada vez que las tasas de interés bajan un 0,5 %, millones de familias regresan al mercado (demanda) y la vivienda (oferta) comienza a disminuir, apuntalando los precios de la vivienda hacia arriba; (Bueno para los vendedores y las personas que ya tienen bienes raíces) no es tan bueno para los compradores porque (competencia, aumento de las tasas y sin inclinación de los vendedores a ayudar con los costos de cierre. )Por lo general, mi consejo, sin importar en qué mercado estemos, es “si estás listo para comprar... AHORA siempre es el mejor momento” porque esperar más a menudo te costará más de lo que quieres pagar... Para una consulta precisa y sin compromiso de compra de vivienda. BULLISH; Buying Bonds is a great tool for the printing press to lower rates, but in hot markets like Florida lower rates may not necessarily mean saving money….Follow my train of thought, in 2022 suppressed rates caused a buying frenzy and I recall multiple offer situations where buyers were offering 10-30k above asking price (sellers market) , right now we are locking rates as low as the 5’s and 90% of buyers are getting 3% + in closing costs (buyers market). Every time interest rates go down .5% millions of families come back into the market (demand) and housing (supply) begins decreasing and prices go UP; (Good for sellers and people already holding Real Estate) not so good for buyers because (competition, rising rates and no inclination from sellers to assist with closing costs). usually my advice no matter what market we are in, is “if you are ready to buy….NOW is always the best time” because waiting will more often than not cost you more than you want to pay.
