📉 **Could this finally be the break mortgage rates have been waiting for?**

We got some potentially BIG news out of the U.S. Treasury.

Treasury recently announced it will **at least DOUBLE the size of its buybacks of longer-term Treasury bonds** — increasing purchases from a maximum of $2 billion to at least $4 billion per operation beginning in September.

But the bigger story may be what came next…

Treasury Secretary Scott Bessent has indicated that the buybacks could become **even larger**, and reports this morning say Treasury officials view the nearly **$1 TRILLION Treasury General Account (TGA)** as potentially available to help fund additional purchases of longer-term bonds.

**Why should homebuyers care? 🏡**

Mortgage rates don't simply follow the Federal Reserve. They are heavily influenced by the **bond market and longer-term Treasury yields**.

When Treasury buys longer-term bonds, it creates additional demand for those bonds. Higher bond prices generally mean **lower yields** — and sustained downward pressure on longer-term yields can help create an environment for **lower mortgage rates**.

In fact, Treasury yields moved lower this morning following reports about the potential use of the TGA.

Does this guarantee mortgage rates are about to drop? **Absolutely not.** Inflation, government borrowing, the Federal Reserve and the overall economy still matter tremendously.

But after spending the last few years fighting stubbornly high interest rates, this is one of the more interesting developments we've seen in the bond market.

**This could be the kind of catalyst we've been waiting for. 👀**
