🏡 Borrower Beware - Don't Overpay on Your Mortgage! 💰

When it comes to getting a mortgage, some lenders love to charge excessive points and fees. 💸

Check out the "Closing Costs Detail" sheet that was recently shared with us - the other lender this client was working with wanted to charge $24,156 in POINTS along with a $500 upfront "lock-in" fee to secure their refinance terms.

As crazy as it sounds, we are able to offer this same client a similar rate with NO POINTS or lock-in fee - this will save the client over $24k in closing costs. We also NEVER charge a "lock-in" fee as those are just an upfront money grab designed to discourage borrowers from shopping or changing lenders.

I can't stress enough how important it is to work with a lender that you trust or that you were referred from someone you trust. 🌟 It's also always a good idea to get at least two quotes when you are shopping mortgages and be upfront about this - this helps keep everyone honest.

Amidst recent uncertainty in the real estate market following the proposed National Association of Realtors settlement with home sellers regarding broker commissions, here's a reassuring development:

Home sellers WILL continue to have the option to pay buyer's agents real estate commissions on transactions with a residential mortgage.

This is a boon for buyers with limited funds, enabling them to remain active in the market. It also helps sellers by stabilizing real estate prices as it keeps more potential buyers in the market. 🏠🔑🎉

🏡 Great morning hosting and learning about current metro-Atlanta real estate market statistics with our friends from EXP Realty! Special thanks to Jennifer Greenway and Heather Hemsley for including us. 🌟

Year over year: Median home sales prices are up 6%, total closed sales are down 1%, and total homes for sale (inventory) are up 19% - with all that said, the total inventory absorption rate (month's supply) is still only 2.7 months. 📈

Mortgage interest rates, low housing inventory, and diminished affordability are still the biggest factors currently impacting our real estate marketplace. 📉 🏠

Bought my first home for $250k in 2006. Market crashed, value dropped to $200k. 😬 Despite positive cash flow, I sold in 2016 for $275k, seeking better investments. 🌱

Today, it's worth $500k! 😱 Lesson learned: Patience pays dividends in real estate. 💰💡

Here's a cool scenario from today where we are getting to do a really GOOD THING for a first time home buyer! 🎉 This client is getting $5,250 of no strings attached FREE Grant💰 $$$'s that they are able to use towards the purchase of their new home. This GRANT is available for any first time home buyers that CURRENTLY live / rent in certain metro-Atlanta census tracts.

A few of the BEST THINGS about this particular grant are: there are NO income restrictions, it DOESN'T matter where the new property🏡 is located, and it is NEVER required to be repaid.🌟

Cool concept here: Ever pondered the secret to genuine happiness / satisfaction? 🙄 Arthur Brooks simplifies it in his book From Strength to Strength: "Happiness = Haves ÷ Wants."

The beautiful thing about this formula is the smaller the denominator, the bigger the absolute number grows (less Wants = greater Happiness / Satisfaction).🌟 When we shift our mindset from "I want more" to "I have plenty," magic happens.

🚀 In business, this philosophy rings true too! Shift from a scarcity mindset to one of abundance. Focus on creating win-win situations, nurturing relationships, and fostering a culture of kindness and empathy. 🤝

With the price of Bitcoin nearing $70k 🚀 , we’ve been getting more questions about cryptocurrency and mortgages. On a good note, conventional mortgage lenders ARE able to use liquidated crypto funds for a down payment, closing costs, and / or reserves💥. Unfortunately though, we can't use income that's paid in the form of virtual currency / crypto-currency to qualify - you still need to be paid in US dollars 💵 .

Interesting fun fact, the purchase price of a house CANNOT be designated in the form of cryto-currency. So while it may sound cool to say "I'll sell my house for ten Bitcoin", your buyer wouldn't be able to get a mortgage if you did it that way 🤣 .
