Here are a few situations where refinancing is often worth a closer look 👇

✔️ Lower total borrowing cost – If the monthly savings offset closing costs within a reasonable break-even period and you plan to stay in the home beyond that point.

Only a few times over the past 30 years have mortgage rates dropped significantly while home values also declined — a rare and powerful setup for buyers and homeowners.

2007–2009 (Housing Bust): Home values tumbled sharply from their 2006 peak through 2009, according to Case-Shiller data. During that same period, 30-year mortgage rates fell from the high-6% range to roughly 5%, fueled in part by the Federal Reserve’s first rounds of Quantitative Easing designed to stabilize the economy.

2010–Early 2012 (“Double-Dip”): Prices dipped again into early 2012, even as mortgage rates slid to record lows near 3.3% — again driven by aggressive monetary easing and bond purchases by the Fed.
