So… what does a lender actually need from you before handing over hundreds of thousands of dollars?
I get asked this all the time. And the truth is—it’s not as overwhelming as it seems when you break it down step by step.
✅ Proof of income (tax returns + pay stubs)
✅ Recent bank statements
✅ Your SSN to run a credit check
That’s it. No magic wand, just real numbers that tell your financial story.

We had a client once who was nervous their home wouldn’t appraise high enough during a refi.
They had put so much love (and money) into the place—but unless those upgrades are clear and understood by the appraiser, they can go totally unnoticed. 😬

✔️ Focus on updates that buyers (and appraisers) actually care about
✔️ Review recent sales in your area
✔️ Learn what’s trending in your market
✔️ And make sure your Realtor is experienced enough to walk the appraiser through those key upgrades
