BETHLEHEM, Pennsylvania _ Iffy Ansari, owner of A1 Quick Shops, has purchased 1225 N. New Street in Bethlehem and plans to convert the former beauty salon into a new neighborhood grocery store. This will be the 21st location for Ansari, who has been steadily expanding his convenience store business across the Lehigh Valley for the past two decades.

Ansari said he was immediately drawn to the property’s prime location.

“I saw the sign and knew it was perfect,” Ansari said. “It’s a busy neighborhood, close to the university, and surrounded by other successful businesses. It’s the best location for a convenience store.”

Plans for the renovation include removing freestanding interior walls, replacing the residential-style front door with a commercial aluminum glass door, and installing a brand new heating and cooling system. Ansari will also update the flooring to commercial vinyl to accommodate high foot traffic and add all-new shelving.

He expects construction to begin the first week of November and hopes to open the store before the New Year.
Ansari said the store will carry essential grocery and household items, drinks, to***co, coffee, and Pennsylvania Lottery tickets. It will not sell alcohol.

“I hold all my stores to a high standard,” Ansari said. “They are always clean, well-lit, and fully updated. They may not be Wawa, but they’re decent and respectable stores. Everything inside is brand new.”

Ansari moved to the Lehigh Valley in 2005 after a family trip to Dorney Park led him to discover the area. He purchased his first business that same year on West Turner Street in Allentown. Since then, he has grown his operation to include convenience stores, a wholesale business, and a laundromat.

The purchase of the Bethlehem property was financed by Jeff Barber of Lehigh Financial Group LLC in Allentown.

“Jeff is awesome,” Ansari said. “This was my first loan through a broker, and he walked me through every step. He always had a second option if one didn’t work. I highly recommend him.”

Barber said he was pleased to help Ansari acquire the property and looks forward to the opening.

“Iffy is a smart, committed business owner who understands his market well,” Barber said. “This location will serve the neighborhood and expand his already impressive footprint across the Valley.”

Chris Raad of Harvey Z. Raad Realtors was the listing agent for the transaction, and the closing was handled by VAST Abstract, LLC of Bethlehem.

Ansari, who often builds and renovates his stores himself, will work with a trusted group of local contractors for the electrical, plumbing, and finish work.

Looking ahead, Ansari hopes to make a lasting impact on the community by building a 24-hour indoor recreational center offering pickleball, badminton, table tennis, and a walking track.

“There’s a huge need for a facility like that in the Valley,” Ansari said. “As a professional marathon walker and badminton player, I know how important it is to have healthy spaces where kids and adults can stay active.”

He is currently searching for land or an existing warehouse to convert and said Barber has already offered to help secure the financing for the future project.

ALLENTOWN, Pennsylvania - A beloved local restaurant with deep roots in the Lehigh Valley community is entering a new chapter under the leadership of a former customer turned owner.
Zonia Sibri, who first visited Stahley’s shortly after arriving in the United States from Ecuador in 1995, officially purchased the iconic East Allentown restaurant on Tuesday, October 28th.

Jeff Barber of Lehigh Financial Group LLC arranged the financing for the sale, which has drawn widespread attention in recent weeks after news of the pending transaction began circulating publicly.

“This was the first American restaurant I ever went to,” Sibri said. “My brother-in-law said the clams were the best, so we went. I’d never had clams before, I came from poverty, but the food was great, the service was great, the atmosphere was great. It felt like family. I always kept that memory with me.”

Sibri, who began as a waitress in a diner, now owns multiple businesses and invests in real estate. She had long admired the restaurant and its place in the community. “I always go over there for the clams,” she said. “I always said if one day it’s for sale, maybe I’ll try to get this place. It’s a good area, nice people, and I see a lot of possibilities.”

Those possibilities include preserving what regulars love about Stahley’s while bringing new elements to the table. “I want to keep the same items they have now, the clams, cheesesteaks, cheeseburgers, Black Diamond steak, the soups, but I’m also bringing back breakfast,” she said. “People have been asking for it. We’ll do paninis, homemade cream chipped beef, pulled pork Benedict, coffee, juice, everything homemade.”

She also plans to expand salad options, introduce new seafood dishes, and offer soup or fries with sandwiches. “If customers ask for something, we’ll make it,” she said. “I want them to feel like they’re in a family house.”

Sibri said the staff currently working at Stahley’s plan to stay on, and she’s bringing in additional chefs to help manage the expanded menu. “I’m bringing some team members from my side and training specialists,” she said. “But the people who work there now want to stay, and I want to keep them.”

Initially, renovations will be minimal. Sibri plans to replace kitchen equipment, paint the exterior, and later update tables and booths. “Maybe down the road, I’ll do a new sign outside,” she said. She also hopes to make use of the banquet room downstairs for private parties and events. “They said they used to do a lot of events. I want to advertise that space more,” she said. “I want to keep the place alive, keep the reputation alive, doing my best, fixing everything all the time.”

Sibri’s connection to Barber and Lehigh Financial Group came through her real estate work. “Jeff is great. I met him through my agency; I buy houses too. He’s the best! He helped me everywhere. Attorney Joe Piperato and his team and Kim from Lehigh Financial Group were there for me with all the paperwork. It wasn’t hard, everything was easy. They explained everything. They have a lot of patience.”

Barber said helping Sibri complete the purchase of Stahley’s was an honor. “Zonia’s journey from first-time customer to owner is exactly the kind of story that reminds us why we do what we do,” Barber said. “She has the drive, the experience, and the heart to lead this business into its next chapter.”

Sibri said the reality of owning Stahley’s still feels surreal. “Sometimes I can’t believe it. I couldn’t sleep last night. From the first day I went there until now, it’s incredible,” she said. “But I’ve been working hard. That’s why I came to this country, I left all my family behind to do my best here. And now I want to make something great for the community.”

The listing agent for the sale was Joe Paranee of Paranee Properties. Marta Gandia of Better Homes and Gardens Real Estate - Cassidon Realty represented Sibri as the buyer’s agent. Attorney Joe Piperato of Eastburn and Gray, P.C. in Bethlehem served as buyer’s legal counsel. The funding lender was 44 Business Capital.

For Immediate Release: Circle Cafe on Main to Open in Downtown Nazareth

NAZARETH, Pennsylvania – Jennifer O’Neill, a long-time resident of Nazareth, has purchased the historic property at 2 N. Main Street and is in the process of transforming the former salon into Circle Cafe on Main, a cozy new café inspired by European cafes and a desire to create a community-centered gathering space. The café is aiming to open with a soft launch by Christmas.

Lehigh Financial Group LLC arranged the SBA loan that financed the purchase and upcoming renovations. Jeff Barber of Lehigh Financial Group guided O’Neill through the entire loan process and connected her with the professionals she needed to bring her vision to life.

“I wouldn’t have gotten to the finish line without Jeff,” said O’Neill. “He knew everything, was always responsive, and genuinely cared about helping me get this business off the ground.”

O’Neill, who spent over 20 years in corporate software sales, was inspired to make a change after a family trip to Europe and a growing desire to do something more meaningful and fulfilling. When she came across the historic stone building in the heart of Nazareth’s town circle, she knew it was the perfect fit.

“It was everything I never knew I always wanted,” she said. “The windows, the views, the aesthetics of the building just spoke to me. I knew this was the place.”

Located across from the Moravian Church and surrounded by community landmarks like the post office and farmers market, the building is ideally situated for a café. O’Neill plans to keep structural changes minimal while adding new flooring, fresh paint, and a fully equipped kitchen that will house a convection oven, commercial refrigerator, and other professional-grade appliances.

“We’re creating a space with a boho, historic vibe. Think deep peacock walls, a velvet couch, and natural lighting that makes it warm and inviting,” she said.

Circle Cafe on Main will offer homemade quiches, soups, flatbreads, and pastries, as well as convenient take-home dinners. There will be no deep fryers. All items will be fresh and made with care, including deli-style pasta and potato salads inspired by O’Neill’s New Jersey roots. Drinks will feature seasonal homemade iced teas, lemonade, and coffee brewed from Electric City Roasting beans.

“It’s about high-quality, convenient food that brings people together. I want it to be a place where people feel at home, whether they’re stopping in for a quick lunch or spending an afternoon with friends.”

O’Neill is overseeing the buildout in partnership with A&E Drafting, who are also managing the subcontractors. Renovation is set to begin on October 14, and O’Neill is hopeful that construction will be completed in time for the town’s holiday festivities.

“Opening by Christmas is the dream,” she said. “It would be amazing to open our doors when the town lights the tree and welcome people in for coffee and warmth.”

The financing for the project was secured through Lehigh Financial Group via an SBA loan, funded by 44 Business Capital. The transaction was handled by Loren Speziale, Esq. of Gross McGinley LLP in Allentown. O’Neill’s real estate agent was Allie Bennicas of the Cliff Lewis Experience Team.

Looking ahead, O’Neill sees Circle Cafe on Main as more than just a business.

“It’s going to go so well that I’ll need to expand into the upstairs for more seating,” she said. “I want this café to be a hub for the community and an extension of my family. A place where people make memories.”

For Immediate Release: Westminster Homes of the Lehigh Valley Purchases Allentown Property to Launch “Mommy and Me” Recovery Housing Program

ALLENTOWN, Pennsylvania – Eugene Baker and Maurice Clementi, owners of Westminster Homes of the Lehigh Valley, have purchased 212–214 N. 8th Street in Allentown to serve as the flagship location for a new “mommy and me” program designed to provide safe housing and recovery support for mothers struggling with addiction and their children, according to Jeff Barber of Lehigh Financial Group, who helped arrange the financing for the acquisition.

“This has been a goal of mine for a long time,” said Baker. “We’ve had mothers apply to our houses before, but we weren’t able to accept them. Now, we can.”

The 3,700-square-foot property features large rooms able to accommodate mothers with one or two children, and its downtown location places it near the Journeys program at 927 W. Hamilton Street in Allentown. Journeys is a free, voluntary program funded by Lehigh County that helps individuals build healthy families by connecting them to healthcare, substance use and mental health treatment, assistance programs, education, baby items, and other resources. Case management staff from Journeys will visit the new home to provide on-site support for residents.

Molly Stanton, Assistant Administrator, Lehigh County Drug and Alcohol Services, stressed the generational impact: “If we can intervene at that level and give a woman and her children all that they need as a family to heal from their addiction and build a safe and sober environment for them to live in, we’re better off for generations to come.”

Gavin Holihan of the Lehigh County District Attorney's Office emphasized the innovative use of opioid litigation settlement funds to support the project. “This is long-term addiction prevention and multi-generational crime prevention. It benefits everybody, including the surrounding community that doesn’t even know they’re benefiting from it because they never become victims.”

Barber stated, “I’m proud to have helped Westminster Homes acquire their first commercial property for such an important cause. It was a pleasure working with Eugene and Maurice throughout the entire process.”

The buyers were represented by Victor Montas and Frank Tramonte Real Estate Team of Lehigh Valley Just Listed. Legal services were provided by Loren Speziale, Esq. of Gross McGinley. Funding was provided by First Commonwealth Federal Credit Union.

Baker praised the transaction team for making the purchase seamless. “They did pretty much all the work,” he said. “It just happened pretty easy on my end.”

County partnerships, including County Of Lehigh Children and Youth Services (CYS) and Journeys, will ensure that residents receive wraparound services such as transportation to treatment, parenting skills training, nutrition guidance, and help with legal issues. “We really have a unique cross-departmental and cross-community teamwork in Lehigh County,” Stanton said. “It allows us to identify and address the gaps that keep families trapped in cycles of instability.”

Joe Martellucci, Lehigh County Drug and Alcohol Administrator, called the program “a perfect storm” of collaboration. “This fills a long-standing hole in the system, and it’s not easy to open a recovery home for families. But we have the partnerships and the will to make it happen.”

Baker, who has also served as a foster parent for 10 years, said the program is deeply personal: “Hopefully we can prevent moms from losing their kids altogether and help them work on their addiction while they still have their children in their care.”

LEHIGHTON, Pennsylvania — Nicki Raudabaugh and her son Zachery have officially closed on the former Lizard Creek Tavern at 1424 W. Lizard Creek Road and are rebranding the property as the Lone Wolfe Tavern, with a mission to create a welcoming, family-friendly dining and tavern experience in the heart of Carbon County.

Backed by commercial financing arranged by Jeff Barber of Lehigh Financial Group, the mother-son team is transforming the long-standing bar into a revitalized local gem. The tavern, originally opened in the 1950s, had fallen into disuse and lost much of its charm over the years. Now, the family plans to bring it back to life—without losing its authentic character.

“This has been a long time coming,” said Nicki Raudabaugh, a culinary professional and longtime business owner. “We’ve been running a successful catering business and food truck, but we knew the next step had to involve expanding into a full-service establishment that also offered alcohol. When this property resurfaced on the market, it just felt right.”

The Lone Wolfe Tavern aims to be more than just a bar. With a vision rooted in hospitality and culinary passion, Nicki and Zachery are updating the building's interior and exterior to elevate its ambiance. Renovation plans include fresh paint, enhanced lighting, new landscaping, and the installation of a long-awaited draft beer system.

“The building checked all our boxes,” said Nicki. “It sits on over an acre with ample parking, and the interior is just the right size—comfortable for about 70 guests, with plenty of room to grow. We’re reducing the bar seating in favor of family-style tables and cloth napkins. We want people to come for a meal, not just a drink.”

A key component of the refresh is the new eight-tap draft beer system—something the location has lacked for nearly a decade. The tap list will blend local favorites such as Yuengling and Miller Lite with seasonal ciders and German craft beers. The Raudabaughs also plan to serve nitro-infused cold brew coffee and iced tea, a nod to their food truck offerings.

“We want to create an experience,” said Nicki. “It’s about more than just food and drinks. We’re building a space where anyone—families with young kids, older couples, or groups of friends—can come in, feel welcome, and enjoy themselves.”

Attorney Joseph Piperato III of Eastburn & Gray Law Offices in Bethlehem handled the closing and the liquor license transfer.
Nicki credited both Piperato and Barber for helping make the acquisition seamless. “We’ve done several property purchases over the years,” she said. “And working with Jeff Barber was the best financial experience we’ve had. His insight and support were invaluable.”

Future plans include hosting live music and private events, such as bridal and baby showers, thanks to the building’s dual-layout which allows for a divided dining and bar area. Despite plans for entertainment, the tavern’s foundation will be built on food quality and community warmth.

“We’re not a corporate operation,” Nicki emphasized. “We’re regular people who care deeply about what we do. This is our community too, and we’re here for the long haul.”

The Lone Wolfe Tavern is aiming for a soft opening in late July, with a grand opening anticipated in early August.
