The NAR Lawsuit settlement is going to be bad for home buyers. The lawyers and jury thought sellers were inflating prices to pay for the real estate agents..... but sellers are not going to allow un-represented buyers to come walk around their house unaccompanied... and young buyers and low income buyers who currently struggle with home ownership are going to find it harder now because they can't pay a real estate agent to represent them.... this is going to hurt the people it was designed to help.

When buying a house.... if your spouse has children from a previous marriage do not take title as community property, title the house as joint tenancy with right of survivorship. It is a separate document that must be completed.... otherwise, if your spouse dies their 50% ownership goes to your spouse's kids.... and possibly xspouse if those kids are not 18.... and you will own the house jointly with them.... YIKES

A LOT of Fake news about Fannie Mae LLPA (Loan Level Price Adjustments) I will agree the change on May 1 will make a few higher score buckets result in higher rates but Im sure it is past performance based and not political, AND Fannie trying to help lower score borrowers because those rate adjustments were TOO high, but most of those will go FHA anyway. The adder for a 5% down 639 buyer is still 2.25% down from 3.25%
