Did you know that the VA Loan is Awesome??
1. The interest rates are lower than conventional loans, most especially for lower credit scores.
2. No mortgage insurance on VA Loans - EVER!
3. With full entitlement, a VA loan can be done with 0% down, even for higher loan amounts! – Conventional loan have very sizable down payments especially on larger loans!
4. The VA loan is the most flexible loan out there, making qualifying easier.
5. No Down Payment can have a ton of financial benefits for Veterans.
6. The VA Loan can be used to build wealth with debt consolidation or multiple homes!
7. Often Veterans do not have to sell their current home before purchasing the next one, limiting the need for contingent offers.

VA Tip of the Day!
Did you know that the VA loan has the easiest rules to offset mortgage payments when a borrower is converting a primary residence to a rental property and buying a new primary?
We call the property being converted the Departing Residence.
For a Departing residence:
VA will allow a lease agreement, Or a reasonable estimate of rent from a reputable web source to offset 100% the departing primary residence expense PITI (+HOA)!!
• Conventional Loans only allow 75%, and require an executed lease with a 1007 (rental comps from an appraiser) or a lease with receipt of 2 months rent!
• FHA loans have a 100 mile rule if the previous loan was FHA (NOT VA!), require a 1 year lease, only use 75% of the lease, AND require 25% equity if a borrower has no history with rentals!!
VA loans ARE THE BEST and allow a Veteran to build wealth through homeownership!!

Did you know that a Veteran CAN pay an Appraisal Gap???

Yes they absolutely can.

Note: The Gap Must be the borrowers own funds to cover the difference.

DO NOT get hung up on the amendatory clause. Veterans can pay the gap if they choose to and the 100% financing product puts them in a better position to do this than any other buyer.

“If the purchase price exceeds the reasonable value of the property, a down payment in the amount of the difference must be made in cash from the borrower’s own resources”
