Many individuals, myself included, often encounter the concept of an escrow account for the first time when purchasing their initial home. During this period, a barrage of unfamiliar terms, including "escrow account," is introduced. Essentially, an escrow account is established based on the trust (or lack thereof) between you and your lender.

The majority of mortgages mandate the inclusion of an escrow account to manage the payment of taxes and insurance. This requirement stems from the lender's hesitation to entrust borrowers with these crucial payments, and reasonably so. Failure to pay insurance premiums could result in the loss of the home, which serves as collateral, while unpaid taxes grant local authorities rights to the property.

Here's how it operates: each month, when you make your mortgage payment, it is divided into three segments – one for the loan payment, one for insurance, and one for taxes.
