So, this happened this week. The FHA has specific guidelines and criteria in place for property condition. Chipping paint, broken windows, exposed wiring and railings missing from staircases to name a few. Think 'safety' items. When going to your inspection, if you are utilizing an FHA loan, it's a fantastic idea, to let your inspector know that you are using an FHA loan, and ask them if they can perform the inspection with a keen eye for items they believe could be called out in an FHA appraisal. Getting ahead of these items prior to the appraisal is really helpful. Sellers will typically be helpful in repairing any items prior to ordering your appraisal. In the northeast, painting is uncommon during winter months. FHA will allow for an escrow holdback of either the seller or buyers funds, to allow for completion of painting after closing. Check with your friend in the business if you have any questions on FHA guidelines for property condition. Call me, 518.701.1704
