I’m talking about the Solar Deal Killer ☀️ — the one detail that turns a “ready to close” file into “dead on arrival.”

I’ve seen agents lose deals over sunlight. Literally.

A buyer with a 780 score and one with a 680 can look identical on paper — same income, same assets, same loan amount — but their rates? Night and day.

Here’s why: mortgage rates are tied to perceived risk. If you lent me $500,000, you’d charge me more if you thought there was a chance I wouldn’t pay you back. Mortgage investors do the same.
