If you drive around Shelby County, you already know there are a few places where you need to be a little more alert. 👀

One of the biggest trouble spots? U.S. 280, particularly the stretch south of Highway 119 toward the county line. The Shelby County Sheriff’s Office has identified this area as the county’s #1 trouble spot for crashes.

Other areas that deserve extra attention include busy intersections and interchanges around:

📍 US 280 & Inverness Parkway
📍 US 280 & Cahaba River Road
📍 I-459 & US 280
📍 US 31 & I-65 in Alabaster

It’s officially back-to-school time, and this year feels extra special for me because my daughter is heading into 1st grade! 🥹

Between school supplies, new shoes, backpacks, lunch boxes, and getting back into a routine, there’s already plenty on the to-do list!

💰 Actual Cash Value vs. Replacement Cost… What’s the Difference? 🏡🚗

These two terms can make a HUGE difference when you file an insurance claim.

📉 Actual Cash Value (ACV):
This pays what your damaged or stolen property is worth today after depreciation. In other words, age and wear-and-tear are deducted from the payout.

📈 Replacement Cost (RC):
This pays what it costs to replace the item with a new one of similar kind and quality, without deducting for depreciation (subject to your policy limits and deductible).

Example:
Let’s say your 10-year-old roof is damaged in a storm.

🔹 With Actual Cash Value, you may only receive enough to cover the roof’s current depreciated value, leaving you to pay thousands out of pocket.

🔹 With Replacement Cost, your policy may pay what it costs to replace the roof with a new one (minus your deductible), helping you recover with much less financial strain.

The cheapest policy isn’t always the best policy. Understanding what you’re covered for before you have a claim can save you a lot of money and frustration.
