In a competitive RE market, sourcing off market deals like everyone else is a race to the bottom.
Cost to acquire a customer goes through the roof as more and more investors get into an asset class.
Direct mail was so much more effective and cheap 10 years ago.
We try to cut through the noise through approaching sellers with branded materials and speaking to exactly what we know they would want to hear from a company like ours.
Of course, an office seller is going to be different than a seller of rural vacant land in FL.
In other words, copying the competition is expensive.
Listening to the customer is not.
