Humor aside, providing clear and detailed proof of funds is a vital step in the mortgage process. And a quick tip from your neighborhood mortgage resource: we actually can’t accept "mattress money"! 🛏️💸

Lenders need to see a clear paper trail (usually 60 days of bank statements) to "season" those funds. If your down payment is currently resting under your pillow, let's chat about how to get it bank-ready and documented properly.

I'm sharing this official alert from the Chesterfield County Police Department to help raise awareness about a recent scam where callers pose as law enforcement to solicit "donations." It is a reminder that scammers are constantly finding new ways to target our community.
In the mortgage industry, we see similar red flags.
To ensure you are dealing with a legitimate, reliable source, please keep these industry standards in mind:
• Verify the Caller: Never trust a text or call just because the name looks correct. Always double-check by calling your Loan Officer back at their verified, official office number.
• Funds & Wiring: As an MLO, I will never, ever ask you to wire money to me personally or handle funds outside of the licensed closing company.
• Legitimate Upfront Costs: Aside from standard fees for an appraisal or a credit report, you should not be asked for random payments during the process.
• The Golden Rule: Just like the police will never ask you to leave a check under a mat, a real mortgage professional will never ask for "informal" payment methods.
Let’s help our neighbors stay safe. When in doubt, stop and verify!

Heads up: New scam alert incoming!

On May 11, an unknown male called a Chesterfield resident and claimed he was with the Chesterfield County Police Department. The caller said the department was looking for donations for children. He told the victim to write a check for the amount he wanted to donate and leave it under his mat for a CCPD employee to pick up. The victim didn't leave a check under the mat.

Oh the following day, he received a call from an unknown female who asked about picking up the check. The female also told him he could mail the check. The victim didn't give a check or money to anyone. After some quick research, he found this was a scam and called to report it to CCPD yesterday.

CCPD will NEVER call you to request donations/money, payment information, or personal details over the phone.

What to watch out for:
• Calls from unknown or blocked numbers
• Requests for payment to avoid legal action
• Requests for payment to be left at a location for pickup
• Callers who claim to be law enforcement and demand immediate action

If you receive a suspicious call:
• Hang up immediately
• Do not provide any personal or banking information
• Report the incident to Chesterfield County Police non-emergency line: (804) 748-1251
