CREAL Group Announces the 3rd hotel development fund with SBI Shinsei Bank Group

We are pleased to share that our Japan headquarter, CREAL Inc., and its hotel subsidiary, CREAL Hotels, have jointly established a new apartment hotel development fund in collaboration with Showa Lease (SBI Shinsei Bank Group).

This marks the third co-investment initiative between our groups, following the continued surge in inbound demand and Japan’s national goal to welcome 60 million visitors and achieve ¥15 trillion in tourism spending by 2030.

The new project — located in Shimbashi, Tokyo — will feature 36 family-oriented apartment hotel rooms designed for longer stays, combining tech-enabled operations and experiential hospitality.

We’re delighted to announce that CREAL Group has acquired a development site in Sengokuhara, Hakone (Kanagawa Prefecture) and has officially begun work on the tentatively named “Hakone Sengokuhara Project.”

This development is a major step in our strategy to create a fully integrated hospitality value chain. Since founding CREAL Hotels in July 2024, we’ve been working to seamlessly connect land acquisition, asset management and hotel operations. By combining CREAL’s fund-structuring expertise with our hotel-operating know-how, this project will deliver a resort-style, high-end private-villa experience that leverages digital technology and transformation to offer greater freedom and a new kind of lodging experience.

Japan surpassed 30 million inbound visitors earlier than ever. Hotel ADRs and OCC in core Japan markets are outpacing investor's expectations

◾In September 2025 alone, Japan welcomed 3.27 million visitors, marking the 12th consecutive month above 3 million.
◾Year‑to‑date arrivals reached 31.65 million, beating the 30 million mark one month earlier than in 2024
◾Over the first half of 2025, Japan welcomed 21.5 million foreign visitors—a 21% YoY increase
◾High occupancies & rising rates: In a portfolio of 28 hotels by Japan Hotel Reit, occupancy consistently ranged 83–89% throughout 2025, with ADR climbing from ¥18,721 to ¥25,663 (roughly US$125–US$173). RevPAR grew 9–22% YoY
◾Domestic portfolio strength: Across a 91‑hotel domestic portfolio by Invincible Reit, Jan–Jun 2025 vs. Jan–Jun 2024, occupancy rose to 83.8% (+3.8 pts), ADR ¥13,616 (+10%), and RevPAR ¥11,406 (+15.2%)

Investor interest in Japanese hotels is high, and with little new supply coming to the market, competition for existing properties is intense. Many deals occur through local off‑market channels.

We always put investor protection first.

When many were chasing the “Minpaku (Airbnb)” trend in Japan, we at CREAL reminded our investors that such properties—especially in Osaka—carry significant regulatory and social risk.
We advised caution, emphasizing that public sentiment and policy in Japan are not always favorable to short-term rentals.

Today, as many Minpaku (Airbnb) property owners face difficulties or are forced to sell their assets due to the sudden political shift and tightening sentiment against short-term rentals in Japan, we are proud that none of our investors were exposed to this sector.
