Recently, I had a very interesting discussion with a group of advisers…
They shared something that really caught my attention.
👉 “Most of our clients are asset-rich… but cash-poor.”
👉 “A lot of wealth is stuck in properties… and we don’t know how to unlock it properly.”
And the truth is…
Over the years, I’ve seen this repeatedly:
Properties that are difficult to distribute
Family conflicts due to co-ownership
Inheritance stuck because assets are illiquid
Even worse… situations involving divorce, bankruptcy, or mental incapacity
(If you’ve been in the industry long enough… you know exactly what I’m talking about.)
That’s why, after several requests, I decided to put together something very focused for this group.
Not theory.
But a practical roadmap on how to:
✔️ Convert illiquid property into usable planning strategies
✔️ Address real estate risks in estate planning
✔️ Position solutions that clients actually accept
✔️ And most importantly… help advisers move beyond “property discussion” into real planning conversations
This is something I’ve personally used in many of my own cases.
And I believe…
If we get this right, it can completely change the way advisers approach:

👉 And even high-net-worth families
Sometimes…
The biggest opportunity is not in finding new clients.
But in seeing existing assets differently.
