3. Check the reputation of the agent. Is the agent an official representative of the developer? Is he a licensed real-estate broker? You can check his or her name with the PRC website to determine if the agent is really a licensed broker.
4. Check the amenities. Check if the parking lot and other amenities like swimming pool, gym, etc. are provided, and if they are reasonable for the price.
5. Check and understand the terms and regulations or the contract. When is the time of delivery? What are the terms of payment? How much association dues and other fees you should be paying?
