"SIX strata-titled commercial units at 1 Jalan Taman are up for sale collectively by expression of interest with a guide price of S$25 million, exclusive marketing agent Tristar Properties said.

The units are also available for sale individually, with prices for each unit ranging from S$2.35 million to S$5.95 million.

The six units, which range in size from 1,216 square feet (sq ft) to 2,852 sq ft, are located within a four-storey commercial podium at residential and commercial development St Michael's Place. If bought collectively, the combined strata size will be about 12,788 sq ft.

The property is zoned for commercial use, and the six units have approval for childcare use. The property is tenanted to an established preschool operator, Tristar Properties said."

The Singapore Land Authority’s (SLA) Torrens system, which guarantees an indefeasible title for properties which are included in the register, is known worldwide to be extremely reliable and accessible.

Given the SLA’s constant pursuit of advancement, it is not inconceivable that Singapore may harness blockchain technology for its land registry in the near future, to even further enhance what is already a very reliable system. If so, coupled with the potential of smart contracts hosted on a blockchain system, the Singapore real estate sector may well look forward to yet another revolution.

Gains realised by non-UK residents on the disposal of non-residential UK land and buildings are currently not taxed in the UK. However, the UK government has recently announced that it is launching a consultation on changing the rules such that capital gains realised by non-UK residents from April 2019 that is derived (directly or indirectly) from all UK immovable property (including non-residential UK land and buildings) will be chargeable to UK tax going forward.

Outlook

On the external front, imported inflation is likely to rise mildly, as global demand improves amid ample supply in key commodity markets.

Notwithstanding recent volatility, global oil prices are expected to increase only slightly in 2018 compared to 2017. Food commodity prices are also expected to rise modestly,
although localised shocks from regional supply sources could lead to transitory fluctuations in domestic food prices.

Overall, cost pressures in the economy should remain relatively restrained. Although labour market conditions have improved recently, the gradual absorption of previously accumulated slack will temper wage pressures in the near term. Meanwhile, other non-labour costs such as commercial and retail rentals
continue to be subdued.

MAS Core Inflation is expected to be around 1.5% in 2017 and average 1–2% in 2018, while CPI-All Itemsinflation is projected to come in at around 0.5% this year, and stay in the range of 0–1% next year.

Accommodation costs will continue to dampen CPI-All Items inflation in 2018, albeit to a lesser extentthan this year, while the positive contribution of private road transport costs will fall, in part reflecting the dissipation of inflationary effects from previous administrative measures.
