A two-bedroom flat in a luxury condominium in Lagos. Fully furnished with air conditioning, a private garage, garden, and terrace. Located on the ground floor with direct access to the pool and golf course. Price: €145,000.

In Portugal, you can buy property at a significant discount — if you’re open to special conditions. For example:

- The flat comes with tenants. This could be ideal if you’re planning to rent it out anyway, but it’s crucial to review the lease agreement carefully to understand when you can take back possession.
- A lifetime tenant. The property might be occupied by someone, like Dona Maria, who has a lifelong rental contract at a fixed rate. She’s been paying €50 a month for the past 40 years, and legally, that can’t be increased. Some owners give up on making a profit and sell at a loss.

We’ve recommended island living before, and now we’re introducing a truly impressive project. This is the largest private investment in Madeira’s history — €300 million! That’s how the headlines read when this development was first announced.

After viewing a flat, you’ll likely be asked to send a short introduction about yourself along with other documents.

What should you include to improve your chances? Here’s our advice:

Landlords are primarily interested in your financial stability, so start with that:

- Highlight your professional achievements. If you hold a position in a well-known company or come from a respected background, mention it – these details matter in Portugal and can work in your favour.
- State your total household income per month and your savings. While you’ll provide bank statements, landlords may not always analyse them thoroughly.

People appreciate it when foreigners speak fondly of their country. Share what you love about Portugal – whether it’s the culture, food, or lifestyle – and express a little gratitude.
