Client spotlight: a British retired couple, three years into their NHR window, three years into their Algarve life.
They came to Portutax last spring with a familiar situation. Mixed pension sources from the UK — a state pension, a private pension and a small occupational scheme.
A rental flat back in Manchester.
An NHR registration completed in late 2023, just before the regime closed. And a growing worry that their UK accountant did not fully understand the Portuguese side, while their Portuguese accountant did not fully understand the UK side.
We took on the whole picture. We restructured how their pensions were drawn down to make the most of their remaining NHR years, handled the annual IRS filing including Annex J and Annex L, liaised with HMRC on the UK side, and built them a simple yearly calendar so they never have to chase deadlines again. Six weeks left. That is all that stands between today and the 30 June IRS filing deadline.
Every year we see the same pattern: half of expats file in early May with plenty of breathing room, and half leave it until the last week of June when Portal das Finanças is slow and every accountant in Portugal is at capacity.

It is one of the largest pilgrimages in the Catholic world, and yet for most of the year Fátima is simply another small Portuguese town. For expats arriving in Portugal, these moments matter more than the guidebooks suggest. They reveal a country where faith, family and endurance still shape the calendar. You do not have to share the belief to feel the pull of it.
You just have to notice that Portugal keeps its traditions intact in a way many European countries no longer do. Still wondering whether NHR Portugal applies to you in 2026?
The original Non-Habitual Residency regime closed to new applicants on 31 December 2023. Expats who registered before that date continue to benefit for the full 10 year window. UK nationals arriving from 2024 onwards must look at a different landscape:
IFICI for qualifying professionals, and standard progressive IRS rates for most retirees. That does not mean Portugal has stopped being attractive. It means the planning is tighter, the timing matters more, and the rewards go to those who prepare before they arrive.

Thinking of selling your Portuguese property? Capital gains tax is the cost most sellers underestimate. For residents, 50% of the gain is added to your annual income and taxed at progressive rates. For non-residents, the same 50% rule applies but with important differences in how deductions and reinvestment relief work. What counts as a "gain" is not simply the difference between purchase and sale price. Eligible costs that reduce your taxable gain include:
• IMT paid at purchase
• Notary and registration fees
• Documented improvement works (within the last 12 years)
• Energy efficiency certificates
Reinvesting in another primary residence within the EU can eliminate the liability entirely for residents.
Timing and documentation matter.

Stamp duty of 10% applies to Portuguese assets inherited by anyone outside the direct family line.
For British expats, cross-border estate planning adds another layer of complexity: which country's rules apply, how UK inheritance tax interacts with Portuguese stamp duty and what happens to property held in both jurisdictions. Key points every expat should know:
