Sounds like what is termed in some other counties as "Life Rights"?
Can be very useful, for example, in buying a property from an elderly couple who own their house but have run out of money. They can sell their home with a Life Lease and secure being able to live in the property and they have money again from the sale of the property.
Who does the maintenance is the important factor to consider.
In turn the buyer can purchase the property at a negotiated reduced price. Reduction portion of the price effectively becomes the deposit.
Can work very well for all parties.
For investors in their 30-40 year range, who's strategy is capital growth, this could be a winner.
