As a reliable broker, I would like to share more good news.

The federal government will exempt Canadians from reporting taxes on vacant properties, UHT was originally designed to increase housing affordability. However, in the actual tax design, it imposed heavy obligations and even significant fines on many Canadian homeowners and some Canadian companies.

Therefore, the government finally has adopted the modification suggestions for UHT from the Chartered Professional Accountants of Canada (CPA) and will exempt UHT for Canadians, permanent residents, and Canadian companies from 2023 onwards.

However, the government has decided not to exempt the tax reporting obligation for the year 2022 to demonstrate "fairness to those Canadians who have already complied with the vacant housing tax."

The deadline for submitting UHT should be April 30 of the following year. The Canada Revenue Agency (CRA) has extended penalties for late filing in 2022 twice and further pushed the deadline to April 30 of the next year.

I was so astonished to read Toronto Star news on the Trudeau government harsh crackdown on landlords profiting from short-term rentals.

The federal finance minister emphasized the need to reduce the misuse of properties for short-term rentals. Owners engaged in short-term leasing will no longer be able to deduct rental expenses, including maintenance, insurance, and advertising costs, from their income.
They also stated that short-term rental platforms must share data with provincial authorities for enforcement and taxation purposes.

According to a September report from the Canada Mortgage and Housing Corporation (CMHC), Canada needs to add at least 3.5 million housing units in the next decade to effectively alleviate the housing shortage.

URBANATION, a real estate research company, recently released data revealing that rental inflation in the GTA has reached double digits for the seventh consecutive quarter. Over the past two years, apartment rents in the GTA have surged by a total of 31.7%, with small units experiencing the fastest growth.

The average rent for apartments under 400 square feet has reached $2,121, while units of 400-499 square feet have seen an increase to $2,309. On the other hand, apartments above 1,000 square feet experienced slightly slower rent growth but still reached an average of $3,991. The overall average stands at $2,803.

Simultaneously, the number of new apartment starts in the GTA has hit a 10-year low, declining by 86% since the third quarter of 2022.

Although rising interest rates are causing negative cash flow for most investors, making rents insufficient to cover monthly ownership costs, the strong upward momentum in the rental market and record population growth indicate that demand for homes will surpass supply. Despite this positive market outlook, investors are choosing to retain their existing housing investments.

Yesterday afternoon, an unusual late autumn thunderstorm swept through the greater area, and a townhouse in the Milton area (Derry Rd. and Bronte St.) unfortunately fell victim to a lightning strike. The lightning swiftly ignited the roof, leading to a rapid spread of flames in the house's attic, resulting in a fire. Simultaneously, the explosion was audible several blocks away.

Fortunately, no one sustained injuries in the fire, but the house's roof bore a substantial hole as a consequence of the incident. Remarkably, this townhouse was the only one in the neighborhood with a metal TV antenna installed on the roof.

Despite the fact that many households opt for Wi-Fi or cable for their television needs, there remain those who choose to install metal antennas on their rooftops. While high-rise buildings are typically equipped with lightning protection, standard residential homes often overlook this crucial safety measure. Furthermore, numerous houses are surrounded by tall trees, making them more susceptible to lightning strikes.

Therefore, when purchasing a home, it is essential to heed the advice of experienced real estate agents, thoroughly considering potential safety hazards to ensure the utmost security for your family.

First Day of Daylight Saving Time: How a Massive Fire Disrupted Countless Dreams!

While most people were enjoying the extra hour of sleep that comes with the start of daylight saving time, residents of Vaughan living near Hwy. 27 and Rutherford Rd were rudely awakened by thick smoke, towering flames, and the blaring sirens of 12 fire trucks.

According to York Regional Police, approximately 30-40 unoccupied units under construction were completely consumed by an as-yet-unexplained fire. These units are beyond rescue. As a precaution, multiple homes in the area have been evacuated.

Many Chinese residents had purchased luxury townhouses at Rutherford Heights Towns for personal use or investment purposes. At this time, it has not been officially confirmed whether the destroyed units were part of this townhouse development.

1.In October, there were 4,646 GTA home sales through MLS, showing a 5.8% decrease compared to last October and also lower than this September.

2. While new listings in October increased compared to the previous October, the rise was more moderate in comparison to the 10-year October average and slightly lower than last month, September 2023.
