Arca South is a 74-hectare master-planned, mixed-use development strategically located along the East Service Road of the South Luzon Expressway and is easily accessible via C-5. MANILA, Philippines - The P4-billion Park Triangle Residences, a 49-story residential condominium soon to rise in Ayala Land’s newest integrated hub – the 2.3-hec-tare Park Triangle in Bonifacio Global City – is launching this weekend with homebuyers and investors expected to swamp the property giant’s latest offering.

To be developed by ALI unit Alveo Land, Park Triangle Residences is envisioned to be the landmark tower in Park Triangle, the new center of gravity in BGC as it lies at the prominent crossroads of two very important thoroughfares – 32nd St. and 11th Ave.

“At the crossroads of bustling corporate and lifestyle rows, Park Triangle Residences is set to redefine convergence as its remarkable location, places it at the center of nearly everything in BGC. This residential condominium component within an integrated mixed-use district will become the ultimate point of convenience for its residents,” said Anton Sanchez, Alveo Land’s division manager for project development.

Park Triangle Residences will be the district’s sole residential project and will become the landmark tower upon entering BGC from the north. “It is located along the main thoroughfares of BGC, offering unmatched accessibility to work, dining, shopping, education, and entertainment scenes,” added Sanchez.

32nd St., BGC’s corporate row, is also the main road leading to the Makati, Ortigas and Quezon City central business districts. 11th Ave., on the other hand, ties together a string of lifestyle strips, Serendra, Bonifacio High Street and soon High Street South, where most of the city’s top leisure and retail options are based.

(ALI) has embarked on an P80-billion master-planned project in Arca South, a 74- hectare central business district (CBD) strategically located near the southern ends of major thoroughfares EDSA and C5, and right along the South Luzon Expressway. ALI’s investment will be phased over the next five years as the former FTI Complex is transformed from a collection of old warehouses into a mixed-use commercial development. It will comprise of residential communities, retail centers, office buildings, other establishments such as a hotel and a hospital, as well as recreational green spaces.

Arca South is located about six kilometers from Makati CBD and Bonifacio Global City, both premier CBD developments undertaken by ALI, and is expected to complement the business, living and recreational needs of these areas.

The name Arca South is derived from the word “arch,” a structure that typically indicates a welcoming entrance, as the development will serve as the gateway of the South.

“We envision Arca South to become an entrance to Metro Manila for those coming from the south - via SLEX from Alabang, NUVALI, Cavite or for those using the RORO [roll on – roll off] ships, even from as far South as Mindanao,” said Meean Dy, Ayala Land Vice President and Strategic Landbank Management Group Head.

“As is typical for an Ayala Land development, the heart of the city will be a highly pedestrianized center,” added Ms. Dy.

Arca South will feature three distinct retail areas. It will have its own version of Bonifacio High Street, an open green space flanked by retail developments on both sides. This lifestyle mall will feature upscale fashion stores, specialty retail and select dining establishments integrated with a lush landscaped park. It will also have a transit-oriented mall linked to the Southeast ITS to serve commuters. For a complete shopping experience, Arca South will open a regional mall with 150,000 sqm of leasable space offering diverse shopping, dining and entertainment choices.

Upon completion, Arca South will comfortably accommodate as many as 60,000 residents and 400,000 office workers.

Integrated basement parking will be built to facilitate smoother vehicular flow above and below ground of Arca South. Office and hotel spaces will be built on top of retail spaces for prime garden views. Energy efficient programs will be instituted.

Like other modern developments worldwide, Arca South will be equipped with a 24/7 Operations Center for efficient traffic and road management, and real-time alerts and emergency response. Three of ALI’s residential brands, Ayala Land Premier, Alveo and Avida will have residential offerings highlighted by green spaces connecting residents to the retail areas.

Arbor Lanes will be the property’s first elegant address, fusing green spaces seamlessly with modern living. Pocket gardens and outdoor seating bring nature closer to each home. Natural light and ventilation, landscaped courtyards, tree wells and other green architectural features, will make Arbor Lanes the showcase for sustainable and sophisticated residences.
