Why is pre-qualification important for us agents when assisting clients who inquire?
Letโs break it down:
๐ AGE
Thereโs an age limit when applying for a property.
If youโre under 38 years old, you qualify for the 30-year payment term, which offers the lowest monthly amortization.
Pag-IBIG allows housing loans only up to age 70.
๐ CIVIL STATUS
Please be honest.
Only those who are Single, Married, or Widowed can avail of a housing loan.
If youโre Separated, you must be legally separated.
Otherwise, Pag-IBIG or bank financing wonโt be possible unless your ex-partner agrees to submit the required documents.
In this case, In-house Financing or Deferred Cash may be your alternative options.
๐ NATURE OF WORK
Yes, we need to know your job so we can prepare the correct requirements for you. ๐
๐ BASIC MONTHLY SALARY
We ask this not to pry, but because every property has different salary requirements depending on its type and location.
๐ LOCAL EMPLOYED or OFW
We also need to know this because the requirements differ for locally employed individuals and OFWs.
๐ PAG-IBIG MEMBER?
If you prefer Pag-IBIG Financing (which offers the lowest interest rates), being a member is a must.
๐ AT LEAST 24 MONTHS CONTRIBUTION?
Pag-IBIG requires at least 24 months of contributions.
If you havenโt reached that yet, you can do a lump sum payment or update your account if youโve stopped contributing.
๐ FIRST TIME TO AVAIL PAG-IBIG HOUSING LOAN?
Please be honest.
Those who are blacklisted by Pag-IBIG are no longer eligible.
