For those who wish to pay in full, the deadline is January 31, 2024. The deadlines are as follows for those who want to pay it in quarterly installments:

☑️First Quarter: By March 31 or earlier
☑️Second Quarter: By June 30 or earlier
☑️Third Quarter: By September 30 or earlier
☑️Fourth Quarter: By December 31 or earlier

☑️How Much is the Real Property Tax?
The following rates form the basis of real property tax computation, according to the Local Government Code of 1991:
1% of the property’s provincially assessed value
2% of the property’s assessed value in Metro Manila
To determine real property tax assessments, use this formula:
Real Property Tax = Rate x Assessed Value

☑️How to Pay Your Real Property Tax
To pay your real estate tax, you have two options: at the city or municipal treasurer’s office and on the websites of various LGUs. You can pay it in full or in quarterly installments.

☑️What Happens if You Don’t Pay Your Real Property Tax?
Penalties apply if you don’t follow the real property tax deadline this 2024. With a maximum penalty of 72% after three years, the penalty is 2% interest added to the outstanding balance each month.

PAG-IBIG HOUSING LOAN TIPS‼️
If kumuha ka ng house sa subdivision through PAG-IBIG, take note of these tips:

📌Always pay your monthly amortization and monitor it online via virtual pag-ibig website. They don't send monthly bills so pay your monthly amortization diligently para di lumobo utang mo.

📌Yung binabayaran mo na monthly amortization, naku ang liit lang ng napupunta nyan sa principal. I asked the staff sa pagibig and they told me about the breakdown of my P9,555.34 Monthly Amortization:

P7,166.67 interest
P235.80 Fire
P360 insurance
P1,792.87 Principal 😭
= P9,555.34 total monthly Amortization

Diba ang liit ng kaltas sa principal. Ang laki ng bayad sa interest. 😭

📌This is how you compute your monthly interest. Bigay ko na example yung amin.

1.6M = principal (total amount ng utang namin)
5.375% = annual interest
divided by 12 months

1.6M x 5.375% ÷ 12 = P7,166.67

📌That's why, it is highly recommended to pay in advance sa principal mismo if you have extra money para lumiit din ang interest na binabayaran mo. For example, after 5 years, 1M na lang principal mo so 1M x 5.375% ÷ 12 = P4,479.17

📌Di bababa ang monthly amortization mo BUT because smaller na ang interest, BIGGER na ang kaltas sa principal mo.

📌If you have extra money and you want to pay in advance, go directly to pag-ibig office and sabihin EXCESS TO PRINCIPAL yung payment mo.

---For example, magbabayad ka ng 50k and
10k ang monthly amortization,
the excess which is 40k will be deducted directly sa principal amount mo. So nakabayad ka na ng monthly Amortization, nabawasan pa principal mo.

📌Iwasan mag advance payment sa monthly amortization sa bayad centers. Mababa lang nababawas nyan sa principal mo. Bayad ka na lang sa principal.

---For example, if nag bayad ka sa payment centers ng 50k for your monthly amortization, meaning you don't need to pay for 5 months kasi nag advance ka na sa monthly amortization mo. Pero ang liit lang ng kaltas nyan sa principal mo.

📌You can pay the principal ONLY IN PAG-IBIG OFFICE not in bayad centers.

📌For example, nakabayad ka na ng monthly mo sa bayad center last April 1 tapos may extra money ka pala before your due date and you want to pay in advance, pwede pa yan. Punta ka ng pagibig office and say you'll pay DIRECT TO PRINCIPAL. Para whole amount na mabayad sa principal.

This is based on clients experience and based sa sabi ng staff sa pagibig. I hope this can help you guys. We need to be financially literate para di tayo mabaon sa utang. 😁

Real Estate 101 🔥

Transfer of Title; From mother Title to individual Subdivided Lot

The duration of the Transfer Process depends on the Nature and Origin of the Title.

In most cases, the ”Mother” title or the title that covers the entire property is usually under the name of the deceased parents or relatives of the Seller. This scenario takes the longest time to process. To wit:

1. Ex*****on of the EXTRAJUDICIAL SETTLEMENT OF ESTATE either for Partition or Sale. The ex*****on may take time because it requires the presence of all the heirs who have shares or interest of the property.

2. Next would be the Publication of the ExtraJudicial Settlement of Estate and the Processing and Payment of the Estate Tax.

3. Simultaneously, if the heirs agreed to a certain partition , they must Hire a competent Geodetic Engr., to survey and plot the Subdivision plan based on the agreed partition. Then, it will be submitted to DENR for approval. (This will usually take 3-12 months depending on the DENR.)

4. Upon completing the Publication Requirements, the heirs can now proceed with the BIR to settle the estate tax and wait for eCar to be released. (Usually 3-6 weeks)

5. Once the eCar is released, you may now proceed to the Registry of Deeds to update the Title. From the Old Title named after the deceased parents to the HEIRS.

6. Once the DENR will release the approval of the Partition/Subdivision plan, the heirs may now proceed to the Registry of Deeds (ROD) to apply for the Splitting of Title. This may take up to 6 weeks.

7. After the Titles are individualized and released, the heirs may now proceed to the Assesors for assessment, inspection and issuance of individual Tax Declaration.

8. Note: properties under estate taxes and subdivided among heirs will be annotated with encumbrances for its Liabilities under Sec. 4 Rule 74 for 2 years. This is a protection to all the heirs or creditors that are not aware or not uncluded in partition.

9. If you buy a portion of this property, you may now start the Transfer Process which may include the ff:

9A. Ex*****on of the final Deed of Sale with Title no. And description of the actual portion.

9B. Payment of Capital Gains Tax, Documentary Stamp Tax and other transfer Fees.

9C. After settling the BIR transfer Tax, you may now obtain your eCAR from from the BIR. (3-8 weeks)

9D. Once the eCAR is available, you may now proceed to the ROD for the transfer of title. (3-8 weeks)

9E. After the Release of the Title, you have to proceed to the Assessors office for inspection, assessment and issuance of new Tax Declaration.

The entire processing usually take 18-36 months depending on fast you can comply with all the requirements.
