WHAT'S NEW IN THE HOUSE. Good news for housing stakeholders DHSUD and DEPDEV agreed to update the price ceiling for socialized housing –both for house and lot packages and condominiums.

Secretary Jose Ramon Aliling welcomed the agreement, formalized by the signing of the Joint Memorandum Circular (JMC) 2025-001, as a huge boost to the ongoing nationwide rollout of President Ferdinand R. Marcos Jr.’s flagship Expanded Pambansang Pabahay para sa Pilipino (4PH) Program.

I am thrilled to reflect on a successful and inspiring 47th REBAP National Convention, held in Panglao, Bohol from November 7-9, 2025.

The convention was an excellent opportunity to meet with national officers and connect with esteemed brokers from all corners of the country. It was especially rewarding to deepen relationships with my fellow CRBs, fostering a stronger, more unified network.

Thank you to REBAP for a well-organized and insightful event. I am excited to apply the new knowledge and connections gained to better serve our clients and contribute to our industry.

If President Marcos has declared a 1-year State of National Calamity — here’s what it means for you as a homeowner:

If your house was damaged by floods or typhoons, the government can now release funds and assistance faster for affected families and homeowners.

🏡 FOR HOMEOWNER WITH LOAN

You may apply for:

1. Temporary payment moratorium (pause on amortization)
2. Calamity or housing loan assistance
3. Easier insurance claim processing

(Note: You need to apply — it’s not automatic.)

🏡 FOR HOMEOWNERS WITHOUT LOAN

You may still qualify for:

1. Repair or shelter aid from DSWD, NHA, or LGU
2. Property tax relief (depends on your city or municipality)
3. Infrastructure or flood-control projects in your area

📋 WHAT YOU SHOULD DO

1. Take photos or get a barangay certificate as proof of damage
2. Watch out for announcements from Pag-IBIG, your bank, and LGU
3. File insurance claims right away if applicable
4. Resume loan payments once the moratorium ends

💡 This declaration doesn’t erase the damage — but it opens doors for relief, repair, and rebuilding.
