A great reminder that new builds can offer opportunities that many buyers may not be aware of. Lower deposit options can make home ownership more achievable, but it's important to understand the lending criteria and long-term affordability. That's where good advice makes all the difference.

Are you heading to a property auction soon? 𝗗𝗼𝗻'𝘁 𝗺𝗮𝗸𝗲 𝘁𝗵𝗶𝘀 𝗰𝗼𝗺𝗺𝗼𝗻 𝗺𝗶𝘀𝘁𝗮𝗸𝗲. 🛑

Many buyers assume that the highest bid automatically locks in their bank financing.

But the reality of home loan approval is a bit more complicated than just winning the room.

👆Swipe through to see how bank lending criteria actually works, and why the purchase price isn't the only number that matters for settlement.

So many buyers think once they get pre-approval, they’re ready to purchase. But one of the biggest surprises in the home buying journey is discovering that the bank also has to approve the property itself. 🏡

A home may look perfect on the surface, but issues like unconsented work, insurance concerns, flood zones, cross-lease complications or building risks can all impact lending.

That’s why due diligence is so important. Taking the time to check the details before making an offer can save buyers from costly mistakes, delays and disappointment later.

A great reminder that buying smart is just as important as buying emotionally.

Most people I meet have already spoken to their bank first.
And that makes sense — it’s familiar, it feels easy.

But then they tell me,
“that’s just what we were told we could do.”

And often, that’s only one version of the story.

Because every bank sees things a little differently.

Your income, your deposit, your plans — they don’t all assess it the same way.

So instead of trying to make you fit one option,

I take a step back and look at a few.

We talk about what you’re actually trying to achieve, not just now, but a few years down the track.
Then we find a structure and a lender that fits around that.

Because it’s not just about getting approved.
It’s about feeling comfortable with your loan and confident in your decisions.

Swipe through — this is where having options really starts to matter.

This is such an important reminder for anyone thinking their student debt has closed the door on home ownership.
In my experience, many buyers worry about the total balance of their student loan, when in reality lenders are often looking more closely at affordability, income, and what is left in your pocket each pay cycle.
Student debt may influence borrowing power, but it doesn’t always stop the journey. With the right guidance, budgeting, and structure, home ownership can still be very achievable.
Don’t rule yourself out too early. Sometimes one conversation can create a pathway you didn’t realise was possible. 🏡

This is such valuable advice for families today.

Many parents want to help their children into their first home, but it’s important to do it the right way.

Being a guarantor should come with a clear plan, the right structure, and an exit strategy that protects everyone involved.

Supporting family and protecting your future can absolutely go hand in hand. 🏠
