Not being listened to or you feel you are not getting what you are trying to achieve?
Earlier this year, clients came to me frustrated with the lack of service from their adviser.
The approval didn’t reflect how much they needed to borrow and the type of property they wanted to buy. They were fed up with following up their adviser and not being heard.
Within 4 days of receiving their information I was able to provide an approval for the clients desired amount and with straight forward loan conditions.

Not everyone fits the “main bank” box, but that doesn’t mean you are shut out of the market.
If you’ve had credit hiccups like, missed payments, credit defaults etc, it doesn’t mean home ownership is off the table.
Second tier lenders can be a solid option, offering more flexible requirements to help you get that loan approved, with a plan to move back to mainstream lending later.
It’s not about settling for less, it’s about using the right strategy for your situation.

Q: What kind of deposit is needed as a first home buyer?
A: Depending on your income and length of time in employment, minimum deposit can be 5%. If you are over a certain level of income, the deposit minimum can be 10%. If you are able to get to 20% deposit, this allows for lower bank fees, no valuations on most properties, lower interest rates, better cash contributions and more lender options.
- I recommend to get on the property ladder with whatever deposit you have. Obviously, the more the better, as this will mean less you need to borrow. Historically, property values increase over time, so the sooner you can be a home owner the sooner your equity will grow in the property.

New clients reached out as they felt like they were being mucked around by their existing bank, awaiting approval for funding to complete the construction of a new home.

Full consent was granted and contractors were ready to start. I submitted the application to two other lenders who provided straight forward approvals for the construction funding before the existing bank had provided their approval which included far more loan conditions.

Clients completed the approval with a new bank which did not require them to change their day to day banking and gave them full control over the construction funding at lower interest rates compared to what their existing bank offered.

I consistently find ASB's affordability calculator to be more generous than other lenders, so this partnership may be your ticket to home ownership!
