👉 Most banks will let you pay up to an extra $10,000 a year off your loan.

Here’s the best part:

• 💥 That money goes straight off the loan balance
• 📉 You’re reducing what you owe immediately
• 💸 Which means less interest over time

Compare that to your normal repayments — where early on, a big chunk is just covering interest.

This is one of the easiest ways to build equity faster and save yourself a serious amount in interest, without changing your whole setup.

Here’s a simple example:
• Buy for $400k
• Spend $50k on a reno
• Sell for $500k

On paper, you’ve made $50k… nice work, right?

But if the market itself moved $50k in that same time, you’ve basically just kept pace — not actually created value. You’re back at square one.

Meanwhile, in those same 6 months, you could’ve had:
• 🏠 Tenants covering your mortgage
• 📈 Capital gains working in your favour

That’s why the real game in property is buying well.

Buying a business with no real physical assets?

Yeah… that’s where things get interesting. 👀

Because unlike buying a truck or a house, there’s often nothing tangible for the lender to secure against. So the question becomes:

• 🏦 What does the bank actually lend against?
• 🏡 Do you use your home as security
• ⚖️ How do you structure it properly?

There’s no one-size-fits-all answer here, and “just use your house” isn’t exactly a strategy.

Think paying $1,000 off your mortgage = $1,000 off the loan?

Not quite… and this is where it catches a lot of people out. 🏡

Here’s what’s actually happening:
• 💸 A big chunk goes to interest first
Especially in the early years, most of your repayment is covering the bank’s interest.

• 📉 Only a portion reduces the loan
That means your actual loan balance might only drop by a few hundred dollars, not the full $1,000.

• ⏳ It flips later in the loan term
Usually just past halfway, more of your repayments start going toward the principal instead.

So yeah… the bank gets paid first. Funny how that works.

If that doesn’t quite make sense, or you want to structure your mortgage smarter so more of your money works for you…
