Even though interest rates are up, property values are down (compared to last year) and we are seeing an increase in enquiries as Spring has sprung! At the end of the day, a family gets their own home (and generally it's their first home) and the security that comes with that so it's a really big deal ❤
I am so happy to have helped many families into their first homes recently, honestly the shrieks of joy is one the best sounds we hear!! Roll on settlement and moving day!
Now that house price caps have been removed, there may be the opportunity to assist more customers who:
• Have a minimum 5% deposit
• Have an income of less than $95,000 for an individual borrower or $150,000 for an individual borrower with dependents
• Have an income of less than $150,000 for two or more borrowers
• Are a first home buyer or second-chance buyer
• Are a New Zealand Citizen, Permanent Resident or a Resident Visa holder who is 'ordinarily resident in New Zealand

Why it’s good to choose 'Specialists and Tests’ at Insurance time...

When going through an insurance application, tacking on Specialists and Tests covers you for specialist appointments, health screening, tests and diagnostic imaging (MRI scans, CT scans, angiograms, Xray etc) and this is whether or not you might need surgery.

It is a valuable cover to have in place but can increase your insurance quote by around 25%. Certain medical conditions may not require surgery but may require ongoing consultation and treatment from a specialist - definitely something to think about.

Health insurance is complex as everyone has a different medical history, a different story and a different budget. Working with us at claim time can also help you during a time of stress and anxiety.

New legislation came into effect earlier this year where all financial advisers must be Level 5 certified. It is the qualification needed to meet the legal requirements for giving financial advice in New Zealand.

As you can imagine, a tertiary qualification is not an easy thing to obtain while juggling work, family and other commitments! So proud of our team! ❤️

5 ways to be more attractive to the bank for your mortgage application
It’s not just your saved deposit that banks look at. Here are 5 ways to make yourself more attractive to a bank when asking for a mortgage. We can explain these in more detail and make the application for you.
1) How well are you managing your money? Are you paying your bills on time? Make sure you are before aplying.
2) What do you spend your money on? Eating out? Gambling? Erratic budgeting? Get your spending in line.
3) Can you afford the repayments, even if the interest rates go up a bit? Banks consider a ‘stress’ test to se if you can in the event of interest rate changes.
4) Lower your credit limits! (credit cards, HP, Gem Visa). You may only have $2,000 out on a credit card with a limit of $8,000. The bank looks at the $8,000.
5). Consolidate little debts with small repayments. If you have a Gem, HP, Purple Visa, and a couple of other small debts, consolidate them all into a single debt. Looks tidier, is easier to manage and banks don’t like lots of little debts.
