Imagine you walked into a car yard, told the salesperson your exact budget, and then let them choose the car for you. That's essentially what going straight to your bank for a mortgage looks like.

Your bank has one job: sell you their products.

They're not going to tell you that another lender has a better cash contribution right now. They won't mention that a competitor's fixed rate is a quarter of a percent lower. They definitely won't restructure your loan in a way that benefits you at their expense.

They're not bad people. It's just not their job.

A mortgage adviser's job is different. We work across multiple lenders, compare products side-by-side, and then tell you which one actually makes sense for your situation.

And the best part? Using a mortgage adviser costs you nothing. Lenders pay us. Not you.

She'd been Googling "how to buy a house in NZ" for two years. She'd never once picked up the phone and talked to someone. Here's what happened when she finally did.

We'll call her Sarah (not her real name).

Mid-30s. Renting. Earning a decent income, but convinced she was "too far away" from buying.

The turning point wasn't a market shift. It wasn't a sudden windfall. It was a 40-minute conversation in which we actually reviewed her numbers.

Turns out her KiwiSaver balance was larger than she realised. Her income was more lender-friendly than she'd assumed. And the deposit gap, she thought, was massive? Not as big as Google had made it seem.

Look, I get it. It's everywhere. "Save your 20%, then buy." It sounds responsible. Sensible, even.

🤔But here's what that advice ignores:
For many first home buyers, getting in with a 10% deposit (and sometimes even 5% in certain situations) is not only possible, but it can also actually be the smarter financial move.

Waiting an extra three years to hit 20% while the market moves? You might end up worse off than if you'd bought earlier with less.

The 20% rule is a real thing for standard lending. But it's not the only path. And for first home buyers? There are lanes most people don't even know exist. Worth a conversation before you write yourself off.

Maybe your income structure is different (self-employed, contract, commission-based). Maybe there's a minor blip in your credit history from three years ago. Maybe you've been with the same bank your whole life, and they just don't have the right product for your situation.

Here's the thing most people don't know: there are over 20 lenders in New Zealand. Your bank is one of them.

A declined application isn't the end of the story. For a lot of my clients, it's actually the beginning of one that ends with them getting the keys.

What actually matters more:
✔ Can you comfortably afford repayments?
✔ Do you have a buffer?
✔ Is your loan structured properly?
✔ Do you understand your options?

Because here’s the truth:
Rates will change.

Your strategy is what protects you.

And right now?

We’re in a relatively stable period before potential gradual increases later this year, not chaos.

That’s not something to fear…
It’s something to prepare for.
