We'd like to congratulate Frank who is one of our Boost Property Trading members. Frank secured an awesome property recently in Otaki on the Kapiti Coast and has been working together with us via our Boost Trading Partner programme, resulting in the property being sold to one of our investor clients.

This is a very satisfying result for us all round, as not only do we see a Boost Property Trading client have a win and gain the extra learnings and experience through the process, we also see one of our investor clients purchase yet another great property with a lot of upside potential.

Congratulations and very well done!

We are in a tough market, with interest rates rising and property values falling. We are now starting to see some fairly motivated vendors cropping up and some great buying opportunities arising, and expect there to be many more to come.

How to choose what Investment Property to Purchase?

Is it the Property Deal of the Decade… or a complete Dud!

As we all know the tide has well and truly turned with the NZ Property market, we have now entered the ‘Slump’ phase of the property cycle, this is the time when smart investors begin accumulating property and building a solid investment portfolio, as we mentioned in our recent Blog titled… “Is this the greatest buying opportunity we have ever seen?”

Key factors of the slump phase are

Increasing numbers of motivated vendors wanting/needing to sell

Declining property prices

An increasing amount of property on the market for sale

Mum & Dad (hobby) investors have disappeared from the market

We are beginning to see some very good property deals appear in different parts of the country and we are currently in the process of negotiating on several of these.

“We have found that some of the best deals and the most motivated vendors are at the start of this cycle”

This is because most people who overextended themselves or made bad decisions leading up to this point will be exposed early. These are the ones who have been advised to exit the market now and the majority don’t have a choice, they must sell.

What we are going to discuss now is how to spot a great bargain and how to avoid buying a deal that you think is excellent but actually turns out to be a complete dud.

Hi folks, after the devastating flooding caused by Cyclone Gabrielle in several areas around the Hawkes Bay and other parts of the East Coast of the North Island, there are hundreds of families displaced from their severely damaged homes.

They need to find places to live until their own homes can be cleaned up, repaired, or rebuilt, this obviously isn't a fast process and will take considerable time, some of these homes will likely never be rebuilt.

We are seeing a very dire need for more rental accommodation to become available to help house these people that now find themselves homeless.

Below is my plea to urge investors and other property owners who may own property in any of these cyclone affected areas that are being run as short-term stay, Airbnb etc, owners of personal holiday homes, second homes, lock and leave occasional homes or apartments, unoccupied minor dwellings or granny flats etc, please consider making these properties available on the normal rental market so that you can help house these people that have lost their own homes.

Please help share this video far and wide and lets try our very best to help boost the amount of rental accomadation available for these families in their time of need.

An update one week on from the flooding here in the Hawkes Bay. We are finally back online. We now have power restored to most of Napier. Both Shane's and Clint's homes didnt suffer damage from the storm or flooding (we were some of the lucky ones and are very grateful for it) but just 10 mins in any direction from our homes it is utter devastation. It's a disaster of a proportion I simply never thought i'd ever see. Our thoughts go out to everyone across the Hawkes Bay and other parts of the North Island whom have suffered great loss of loved ones, property and businesses and jobs. Even those not directly impacted, this disaster bares a heavy weight for us all emotionally and on our mental health. We are a resilient bunch us Kiwis, if we stick together and help each other out we will get through. Kia kaha

Hey everyone, just a quick message from us to let you know we're all ok but we might be a bit slow on responding to messages and emails for a bit. Hawkes Bay was hit hard by Cyclone Gabrielle and we're without power and could be for awhile. We also only have intermittent cell access.

Stay safe!
