You’re not behind.
The average age to buy a property in New Zealand is now around 36.

So if you’re in your late 20s, 30s, or even beyond and feel like everyone else is getting ahead of you… take a breath! There’s no one timeline for buying a home. Your deposit, income, circumstances and goals will all look different and that’s okay.

Instead of comparing your journey to someone else’s, focus on what your next step could look like.

Whether you’re saving your first deposit, wondering what you could afford, or just want to understand your options, a Vega adviser can help you make a plan.

You’re not behind.
You’re on your own timeline.

For mortgage holders, the important thing now isn't to panic about the headline - it's to understand what it could mean for your lending.

If you're coming up to a refix, considering buying, or wondering whether your current mortgage structure still makes sense, now is a good time to review your options.

Remember, the OCR is only one factor influencing mortgage rates, and different lenders and fixed terms can move differently.

My advice? Don't make your mortgage decisions based on headlines alone.

Let's look at your circumstances, your plans and the options available, then make an informed decision from there.

If your mortgage is coming up for review, get in touch.

65% of fixed mortgage lending went beyond 12 months.
That's an interesting number.
It suggests many borrowers are looking further ahead and choosing to lock in their repayments for longer than a year.

Does that mean you should do the same?

Not necessarily.

Choosing a fixed term isn't about picking whatever everyone else is picking. It's about balancing certainty with flexibility and considering what could change in your world over that period.

And remember - you don't necessarily have to put your entire mortgage into one fixed term either.

If you're approaching a refix, let's talk through the different options and put a strategy around it.

Because a mortgage decision should fit your plans, not just the latest headline.

$1.68 BILLION.

That's how much owner-occupier lending was fixed for two years in June.

Clearly, plenty of Kiwi homeowners are choosing to lock in some longer-term certainty rather than taking a wait-and-see approach.

But here's the important bit: what everyone else is doing shouldn't determine what you do with your mortgage.

One year, two years, longer, floating or even splitting your lending across different terms can all have their place.

The right decision comes down to your circumstances and what you need your mortgage to do over the next few years.

Coming up to a refix?

Let's have a look at the numbers before you simply roll onto the next rate.

If illness, disability or the unexpected affects your income, the right personal insurance can help your family stay in the home you've worked hard to build together.

It’s not always an easy conversation, but it’s an important one.
