Do we all need to work longer?

What are the key areas that Banks consider if you still have a mortgage over the age of 65?
1. Exit Strategy - What's your plan that proves you can repay the mortgage once you stop working.
2. Shorten your Loan Term - Some Banks may want full repayment by age 70 or 75.
3. Income - Do you have alternative income streams when you retire or are you able to work longer in your job (physical vs office roles).

Disclosure! What can you do to help get a pre-approval across the line?

1. Be up front - That's right tell us everything. The more information you give us means it will be easier to help you.
2. Debt position - What are your debt obligations, car loans, credit cards, Afterpay etc. All of these will have an impact on your application. Better you tell your mortgage adviser then having the Bank ask you about it!
3. What does your income look like - Base salary, overtime or bonuses. Breaking it down can help us find the right Bank for you!

Was having a conversation the other day with a client about the costs associated with buying a property. The list is long dependent on how much due diligence you do. So the question was where should I start.

A big issue for the Banks (and you) is making sure you can get insurance for that property! Start there as you will quickly find out if you should continue. No property insurance = No mortgage from the Banks! Need a hand with anything. Give us a yell. Here to help!

🏠 Upgrading to your "Forever Home"?

Moving up the property ladder is a big play. Here is the straight up breakdown:
• The Trade Off: A bigger house might mean having to work longer. Is the upgrade worth retiring at 68 instead of 60?

• Timing the Move: You can buy before you sell (means you’ll need open bridging), sell before you buy (means you’ll need closed bridging) or try to do both on the same day (settlement on the same day!).

• Bridging Loans: These cover the gap if you buy before your old place sells. Closed bridging means you have an unconditional sale and purchase agreement with a set repayment date. Open bridging is harder to get across the line.

• Usable Equity: This is your equity that you can draw up to in your property that the Bank is comfortable with, leaving a buffer of 20%. This means you’ll have deposit ready to go!

If your in the market to buy your first home, a good place to start is to get a Pre-Approval from your Bank. A Pre-Approval means the Bank has approved a loan subject to conditions that must be met - generally valid for 90 days. This will also help you understand your budget when you start house hunting! If you are unable to secure a Pre-Approval, another option is a Live Deal. A Live Deal means your offer on a property has been accepted subject to a finance clause. You'll have a set period of time - 10 working days to get finance approved. The key is to have everything ready (application) and move with haste so that you can meet this deadline.
