A lot of people assume one mistake, missed payment, or rough patch means the door is shut completely. But lenders don’t just look at a credit score — they look at the bigger picture too.

Quick reality check…
Your credit card limit matters more than your actual balance when applying for a mortgage.

You could owe nothing on a $10,000 credit card… and the bank uses the 10k in your servicing.

That one card alone could reduce your borrowing power by tens of thousands of dollars.

So before applying for a home loan, don’t just focus on debt… focus on your limits too.

5 Reasons Why I Used a Mortgage Advisor 👇

1️⃣ I got declined by my main bank…then approved through a mortgage advisor.

The first bank said no.
The advisor restructured and repositioned my application to improve my chances - and it worked.

I’ve now worked with multiple clients who were declined going direct to the bank, but once we adjusted the structure and presented the application properly, we were able to get lending across the line.

2️⃣ It was free.

One thing I couldn’t get my head around was that there was no direct cost to me.

You get someone working in your corner, comparing multiple banks, helping structure the deal, handling the paperwork, and guiding you through the process - without paying upfront fees in most cases.

Most banks looked at helping me buy one property.
