The latest Cotality Home Value Index shows that national home values slipped 0.2% in June.
The national average is now $806,512. Figures are being heavily influenced by Auckland and Wellington, but throughout the rest of the country the picture is much more mixed.
Here in Nelson, the average property value is $718,879.
Adding to the conversation this month, the Reserve Bank increased the Official Cash Rate (OCR) by 0.25%, taking it to 2.25%. Whilst an OCR increase is never the headline homeowners hope for, it reinforces the Reserve Bankβs focus on bringing inflation back under control while supporting economic stability.
For homeowners, itβs a timely reminder that being proactive can make a real difference. Reviewing your fixed rate, considering extra repayments, and planning ahead for your next refix are small changes that can have a meaningful impact over the life of your mortgage.
For example, if your fixed rate is due to expire soon, now is a good time to reach out. Reviewing early gives you more time to compare your options, ensure your lending still suits your goals, and make any changes that could help - whether thatβs paying your mortgage down faster or adjusting repayments to better support your cashflow.
Today's market continues to offer plenty of choice and negotiating power. First home buyers in particular are making the most of these conditions.
For all homeowners and investors, itβs still a market that rewards patience, and there are encouraging signs, such as easing longer-term mortgage rates and improving global stability.
Every market creates opportunities - it just depends on your goals.
Whether youβre buying, selling, investing or simply wondering what these changes mean for your own mortgage - Iβm always happy to help make sense of it all.
