It might have been Tony Robbins who first said that success leaves clues.

If we want to achieve something we haven’t before, we can look to those who are succeeding in that area and emulate their strategy. In the world of investment and commercial real estate, this strategy can be especially effective.

In 2022, private investors led the charge in commercial real estate, contributing $455 billion globally, marking the highest-ever share of private wealth in global commercial real estate investment. They're hedging their bets on growth assets, eyeing long-term potential and inflation protection.

With an election looming and market sentiment shifting, perhaps it’s time to look beyond the crisis and follow the clues being left by the world's wealthiest...

A common concern among investors we work with is the liquidity of commercial assets and the ease of cashing out their investments when the time comes.

Commercial property syndications may not be suitable for everyone, particularly those seeking immediate liquidity as their primary concern. However, it's crucial to recognise that, like many investments, the greatest returns are often achieved over the long term. Building a robust and diversified portfolio that includes varying degrees of liquidity can play a pivotal role in ensuring your overall investment strategy is optimised. With a deeper understanding of exit mechanisms, we hope to empower our wholesale investors to make sound investment choices that align with their financial goals and maximise the potential of their portfolios.

< Back to News Exploring Exit Mechanisms in Commercial Property Syndications. Commercial property syndications present an opportunity for wholesale investors to pool their funds and gain access to commercial assets that might otherwise be financially out of reach on an individual basis. While the po...

Inflation is top of mind for many New Zealanders this year as we get used to the idea of higher prices. Rising values feel great when you’re benefitting from them (such as property owners in recent decades) but the same can’t be said when you’re paying extra at the supermarket checkout or petrol pump.

The juxtaposition between these two scenarios is interesting to consider and something we explored in this weeks blog.

Project Spotlight // Our Tauriko and Totara St Fund comprised two premium industrial properties in Tauranga.

198 Totara Street, occupies a sizable industrial site in close proximity to Tauranga Port, New Zealand's largest port. Currently leased by Downer, it serves as a bitumen depot, showcasing the property's strategic value.

25 Kaweroa Drive, is an impressive newly constructed building nestled in the thriving Tauriko Business Estate - a hub for commercial and industrial enterprises. Classic Developments and CBC Construction, both part of Classic Group, designed, developed, and built the 3,435m2 facility to cater to the specific needs of the tenant with the flexibility to accommodate future tenants.

Investors in this fund were attracted to the exceptional nature of these industrial properties, both of which are poised to capitalise on the dynamic growth and development of the region.

Words by Classic Collectives Director, Owen Cooney.

Commercial property has been a passion of mine for decades but the economic environment we are all accustomed to operating in, is changing.

For as long as I can remember there has been a differential between the interest rate paid on mortgage debt and the yield (or capitalisation rate) received from a property. However, with interest rates now rising, the cost of debt will soon be similar to (if not greater), than the capitalisation rates a commercial property can reasonably generate...
