2026 Mortgage & Property Market Prediction — Now the OCR dust has settled

With the OCR now held steady and fixed rates down significantly from their peaks, 2026 is shaping up to be a year of gradual improvement — not a boom, but a steady recovery.

Here’s what I’m seeing:

• Rates have dropped from near 7% to the mid-4% range for many terms
• Most households will feel relief progressively as they refix
• Property market is stabilising before confidence fully returns
• Activity is likely to build through the second half of 2026

One important factor still ahead is the NZ election in Q4.

Historically this can create short-term hesitation, but once certainty returns, activity tends to resume quickly. Mortgage rates themselves are driven more by inflation and Reserve Bank decisions than politics.

My outlook for 2026:

Q1 – Planning and refixing phase
Q2 – Confidence improves as borrowers refix at lower rates
Q3 – Increased buying, upgrading and investing activity
Q4 – Some election caution, but fundamentals remain strong

Overall, 2026 looks like a recovery year — with improving cashflow, better lending opportunities, and more flexibility for homeowners.

📉 GDP Falls – What It Means for Your Mortgage 🏡

NZ’s economy shrank 0.9% last quarter, worse than expected. With growth slowing, banks now believe the Reserve Bank will act fast:
➡️ October: OCR cut by 0.50%
➡️ November: OCR cut by 0.25%
👉 Taking the OCR down to around 2.25% by year-end.

Why does this matter? Because lower OCR = lower borrowing costs. If forecasts are right, we could see mortgage rates dropping further in the months ahead.

✅ Good news if you’re coming up for refix or looking to refinance.

🌟 Now that the dust has settled after the recent 0.5% OCR reduction, let’s take a look at what the future MAY hold! With CPI (inflation) data set to be released next week, I’m optimistic that we’re on our way to a 2% rate. This is where the RBNZ needs inflation to be, and they’ll likely want to stimulate the economy further. I’m predicting another 0.5% drop in November.

With these rate reductions, banks are also lowering the "test" rates they use for lending assessments. This means it could be easier to secure a loan, potentially allowing you to purchase that dream home! 🏡💰

My bet is we’ll see low 5% rates by early December. If you have any rates coming up in the next three months, feel free to message me—I’d love to discuss the best strategies for you!
