Before buying, it helps to understand more than the property price.

The price is just the number on the listing. What matters is what the loan actually looks like in real life β€” and whether it fits comfortably.

Here's what's worth getting clear on first:

β–‘ Your borrowing position β€” what a lender is likely to offer based on your full picture, not just your income
β–‘ Your deposit β€” how much you have, where it's sitting, and whether it's enough for what you're looking at
β–‘ Your repayments β€” not just what you can technically afford, but what feels manageable month to month
β–‘ Your ongoing costs β€” rates, insurance, maintenance. These add up and they're worth factoring in early
β–‘ Your next best step β€” whether that's saving more, getting pre-approval, or just having a conversation

Knowing these things before you start looking gives you a lot more confidence when you find the right property.

Happy to help you work through any of these. Message me anytime.

Client: I found a house...

Me: πŸ‘€

Client: ...and I need pre-approval ASAP.

Me 0.2 seconds later: πŸ’¨πŸƒβ€β™€οΈπŸ’Ό

Look, I can't promise miracles...
but I can promise I'll move as quickly as possible to help you understand your options and next steps.

When a lender asks for documents, it doesn't mean something is wrong.

It means the process is moving.

Documents are how your position gets verified β€” and how the application gets supported properly. The more organised you are, the smoother it tends to feel.

Here's what's usually needed and why:

β†’ Income documents β€” payslips, tax returns, or financials help verify what you earn and how it's structured
β†’ Bank statements β€” these show financial behaviour, not just a balance
β†’ ID β€” standard verification for any financial application
β†’ Property details β€” once you're at that stage, these support the full submission

None of this is unusual. It's just the process.

A little preparation upfront can make a real difference to how the experience feels.

If you're not sure what you'd need, happy to walk you through it.

When your client goes unconditional on their house 😭🏑

Me: β€œOkay, stay calm.”

Also me: quietly celebrating like I just bought the house too πŸ˜‚πŸ‘

At the end of the day, it’s never just about the mortgage.

It’s about helping people move through one of the biggest decisions of their lives and finally seeing it become real.

That feeling never gets old.

πŸ’¬ If buying a home is on your mind, message and let’s talk through your options.

Most people start house hunting before they understand their position.

That's not wrong. It's just a harder way to do it.

When you know your numbers first, open homes feel different. You're not guessing. You're assessing.

Here's what's worth knowing before you start:

☐ Your borrowing position β€” what a lender is likely to offer based on your income and expenses
☐ Your deposit β€” how much you have, and whether it covers what you're looking at
☐ Your repayment comfort β€” not the maximum you can borrow, but what feels sustainable month to month
☐ Your existing commitments β€” debts, buy now pay later, regular expenses that affect your capacity
☐ Your next step β€” whether that's saving more, getting pre-approval, or just having a conversation first

You don't have to have everything sorted to start asking questions.

That's what I'm here for. Message me anytime.

A lot of people start a new month feeling behind. πŸ‘€πŸ‘

Like they should already have:
β€’ a deposit sorted
β€’ a full plan
β€’ all the answers

But buying a home doesn’t always start with being β€œready.”

Sometimes it starts with:
β€’ asking one question
β€’ understanding your position
β€’ getting clearer on what’s actually possible for you

Rushing creates pressure.
Understanding creates direction.

And honestly? That changes the whole experience.

πŸ’¬ Message if you want to talk through your next step.
