Today my eldest daughter turns 21.

It’s one of those moments that makes you think about time, what you’ve built and what you want the next chapter to stand for.

For the last three years, Airbnb was something I did largely for myself and my family.

Vezstar is different.

It’s about bringing a collective of people together who understand property, know me and my track record, and want to explore another way of putting their capital to work.

This September, I’m opening $875,000 of Vezstar’s offer for the final two weeks of the month. We’re particularly looking for cornerstone participants who know, like and trust me and want to understand what we’re building.

For years, when we travelled, the choice was fairly predictable.

Hotel or motel.

But quietly, something has changed in New Zealand’s accommodation market.

Recent MBIE research shows just how significant online rental accommodation has become alongside traditional hotels and motels.

And I think there’s a bigger property story sitting behind those numbers.

Because when a residential apartment or house moves into short-stay accommodation, it stops behaving like a conventional rental.

Occupancy matters. Nightly pricing matters. Guest experience matters. Reviews, cleaning, maintenance and day-to-day management all matter.

What happens after a property is acquired?

That’s when the real work begins.

A property on its own doesn’t create a successful short-stay accommodation business. How it is operated matters.

Today’s behind-the-scenes work is an occupancy and operational performance review for Unit 21. We’re looking month by month at occupancy, the number of guest check-ins and average length of stay, so we can see how the property is actually performing and where operational decisions may need to be made.

This is the part of the business people don’t always see.

Behind every property are ongoing decisions about pricing, occupancy, guest experience, maintenance and costs.

Some decisions are small. Others have a much bigger impact. But they all require attention.

That’s why we don’t think of Vezstar as simply acquiring residential property.

We’re building an operating business around those properties, with people, systems and processes responsible for what happens after the keys change hands.

3 questions to ask before making any long-term financial decision.

Most people start by looking at the product.

Property. Shares. Managed funds. A business opportunity.

I think there’s a better place to start.

Start with the outcome you actually want.

1. - What am I trying to achieve?
Is the priority income, long-term growth, preserving capital, building wealth for the next generation, or something else?

2. - How involved do I want to be?
Do you want to make the decisions and manage things yourself? Or would you prefer experienced people to manage the day-to-day?
There’s no right answer. But there is a right answer for you.

3. - What risks am I comfortable accepting?
Every financial decision involves risk. The important part is understanding what those risks are, how they are managed, and whether they fit with your circumstances.

Once you can answer these three questions, it becomes much easier to assess the options in front of you.

Start with the outcome, then find the structure that fits.

Write these questions down for yourself and see what answers where your priorities are.

“I’ve lost money before.”

I understand why that would make you cautious.

And I don’t think the answer is for someone to simply tell you, “Trust me, this time will be different.”

Confidence shouldn’t come from promises.

It should come from understanding.

Before you make any decision about where to put your capital, you should be able to understand what you’re actually participating in.

What is the structure?

Where does the money go?

What are the risks?

Who are the people responsible for making the decisions and managing the assets?
And importantly, what evidence can you look at for yourself?

If those questions can’t be answered clearly, that tells you something.

At Vezstar, I want people to understand what we’re doing, how it works and where the risks sit before they decide whether it’s right for them.

Because being confident doesn’t mean removing risk.

It means understanding what you’re saying yes to.

That to benefit from property, you have to become a landlord.

Buy another property. Find tenants. Manage maintenance. Deal with compliance. Keep an eye on the numbers. Carry the responsibility.

That is one way to participate in residential property.
But it isn’t the only way.

Property can play different roles in your financial future, and there are different structures that determine how much capital, time and involvement you bring to it.

For some people, direct ownership and hands-on management makes perfect sense.

For others, particularly those who have already built businesses, careers and property portfolios, the question becomes:

Do I actually want another property to manage, or do I simply want property to be part of my long-term strategy?

Most people think the only way to benefit from residential property is to become a landlord.

I don’t.

As a full-time short-term accommodation operator, I’ve discovered something different.

I can usually tell within five minutes whether a property will outperform as an Airbnb or a traditional rental.

Not because I’m lucky.

Because I’ve spent the last 3 years operating residential property as a business - not just owning it.

That distinction changed everything.

You see…

Most people look at a property and ask:

“What rent will it achieve?”

I ask:

“What’s the highest and best use of this property?”

Sometimes that’s a long-term rental.

Sometimes it isn’t.

Over the past few years, I’ve taken ordinary residential properties and transformed them into professionally managed accommodation businesses.

They’re not holiday homes.

They’re businesses.

That shift in thinking has consistently created more income potential than simply renting them to one tenant. It’s not theory - it’s a model I’ve built, operated and refined myself.

Then I started asking a bigger question…

Why should only the property owner benefit from this approach?

That’s the thinking behind Vezstar.

As a full-time short-term rental operator, I've discovered you don't have to become a landlord to benefit from residential property.

In fact...

I can usually tell within five minutes whether a property will outperform as an Airbnb than your traditional long term rental.

Not because I'm lucky.

Because for the past 3 years I've learnt it isn't just about buying the right property - it's about having the right strategy.

Too many people think their only choices are:

• Buy an investment property and become a landlord.
• Or miss out on residential property altogether.

I don't believe that's true anymore.

I believe residential property should work for you - not the other way around.

That's why I built a boutique short-term accommodation business. We take ordinary residential properties and operate them as professionally managed accommodation businesses, unlocking income opportunities that many traditional landlords never consider.

And then I had a bigger realisation...

One of the questions I'm asked most often is, "How do you keep getting 5-star reviews?"

I smiled when I looked at my dashboard this morning. The last 10 guest reviews were all 5 stars.

What most people don't see is everything that happens before a guest leaves a review.

The messages. The cleaning. The maintenance. The last-minute issues. The feedback that isn't always easy to hear. The small improvements that nobody notices until they're missing.

Recently a guest suggested a few things that would have made their stay better. They were right. So we made the changes.

That's one of the lessons I've learned over the years. Great reviews are rarely the result of doing one thing brilliantly. They're usually the result of doing lots of small things consistently well.

The same applies to property investing.

Many people focus on buying the asset.

I've learned that the real value is created in what happens after you own it.

That's the difference.

Not just owning property.

Operating it well.
