Thank you to Harcourts Matamata as we had a good morning talking all things financial.
As a Financial Adviser, we regularly work with local Real Estate Agents, Solicitors, Accountants and other professionals.
These regular catchups ensure that we achieve the best results for our mutual clients together.

A very informative morning meeting with Colin Henderson from Quantum - a local mortgage specialist & finance advisor. Colin lives locally and is available to meet face to face, or speak with you on the phone for advice. Always a starting point in any 'buying of a house' process, is to get your finance sorted initially so you know what price bracket you can be looking in. We picked Colin's brain, and discussed various interesting aspects of today's market.

I always get great pleasure seeing my clients achieve their goals and for most that is purchasing their first home.
This weekend was just that much more special as my wife and I were very proud parents as we saw our children Shaliah & Braedyn achieve their goal as they moved into their first home.
They have both taken financial skills we have taught them and skills they have learnt on the way and combined that with some hard work and good decisions, they have been able to achieve something that they know isn't a given these days. They did have some help which I know not everyone gets but they used that help in a positive way.

I can remember having a chat with Shaliah mid last year about buying a home and she didn't think she could get anywhere near buying a house on her own but with putting a plan in place and showing what she could do, the journey started. There were offers, a few building reports and countless viewings both online and in person. It definitely didn't happen overnight and there were frustrations for sure.

When Braedyn was asked and wanted to be added to the mix, it just gave them more options and they both were on the same wavelength when they saw the house they purchased.

During the process, it emphasised not just to me but to Shaliah & Braedyn, how important it is to get good advice along the way and people who you can work with and Trust, including a good building inspector and their reports, a Real Estate Agent that is easy to deal with, upfront and you can trust, a solicitor that gives you good legal advice, doesn't charge the earth and is one you feel comfortable asking some tough questions of and of course a good mortgage Adviser who can guide you through the whole process and to make life easier for you.
A big thanks to Tim Hansen from Harcourts Silverdale, Sarah Davis from The legal Team Silverdale and Sean Bethell - Betta Inspect Rodney

With Christmas coming up, banks have been busy after the Reserve Bank cut the OCR by 0.25% in November – but their response to the OCR drop was not how many expected it to be. While floating rates dropped, fixed rates didn’t change. That’s because short term fixed interest rates are based on market predictions of future rates, and those have started to edge up after the Reserve Bank hinted there may be no more cuts.
Floating Rates: These track OCR changes almost immediately, as banks' cost of borrowing overnight funds changes.
Fixed Rates: These are influenced more by wholesale market rates (swap rates) that predict future OCR movements and global funding costs, so they move less sharply and often with a delay,

Instead of dropping fixed rates, banks are offering a 1.5% cash contribution on new lending over $200k (normally 0.9%) for lending with an LVR of 80% or less. This is a limited-time Christmas offer and comes with conditions, which has also slowed approval times slightly.

From 1 December, the Reserve Bank also relaxed deposit rules, making it easier for first-home buyers and some investors to get approval. Plus, more properties are hitting the market – which is great news for buyers.

Reserve Bank cuts
OCR to 2.5%
The Official Cash Rate has been cut to 2.5%.
The Reserve Bank cut the rate by 50 basis points, which follows a 25bp cut in August.
This is the fifth cut in the OCR this year.
The cut comes amidst a climate of bad economic news, with a negative GDP result of -0.9% growth for the last quarter.
