Back when interest rates were slightly higher than what we’re seeing today I supported a client with the purchase of their (second) first home. This one’s a great reminder that while current rates might feel achievable, they won’t be the same rates you’ll have across your full 30-year loan term. For this reason it’s important to stress test your financial position with a financial adviser!

Here’s how my client purchased a new build with just a 10% deposit while still managing to secure special discounted rates - 0.60% off all fixed terms and 1.25% off floating through a limited bank offer.

Every client arrives with a different story, specific requirements and a unique financial position so I’ll be sharing more of these (anon pls) real-life client wins each with a different structure, challenge and outcome.

A pre-approval is a good tool that provides you with certainty of your purchasing power while you are actively searching for a property.

It can help reduce the time required to get a property accepted as security by your chosen lender but is not essential if you come across a home you want to make an offer on.

Not having a pre-approval simply means you will have to ensure your offer is subject to a slightly longer finance period. This is to allow enough time for us to submit your application to the bank and receive an unconditional letter of approval.

In line with the Reserve Bank of New Zealand’s recent changes to Loan-To-Value Ratio (LVR) restrictions, lenders will now allow you to purchase investment property with a 30% deposit (previously 35%)
