When it comes to creating something meaningful, partnerships matter. Working alongside architects Isthmus has been essential to Te Huinga's transformation.

Their integrated approach to design helped us reimagine the building at 519 Great South Road, creating a warmer, more intuitive space. Simplified way-finding and thoughtful design improvements ensure Te Huinga works seamlessly for modern businesses.

The exterior screen maintains street views while casting a soft, dappled light that reflects a sense of place, all while reducing internal energy use.

Great design isn't just about aesthetics - it's about creating spaces that genuinely enhance how people work and connect.

We’re working alongside some of the best in Auckland’s construction industry. Macrennie, NZ Strong, Vivian Construction, and Alaska Construction have built their reputations over decades.

With a broad range of Samson projects currently underway in Auckland - including heritage reinstatement, mass timber, and adaptive reuse - each contractor brings their own expertise to the table.

These projects aren't just about getting buildings built. They're about quality craftsmanship - creating spaces for Auckland businesses that feel great, not just on day one, but long into the future.

Cibo Parnell isn't just a restaurant - it's become part of Parnell's fabric. Located inside the Axis building, Cibo is an institution that's been creating memorable experiences for over three decades.

What sets them apart? It's the impeccable service, the team that genuinely goes above and beyond for every customer, and that wonderful atmosphere they've perfected over the years. The food speaks for itself, but it's the care and attention that keeps people coming back year after year.

This is what we love about having tenants like Cibo - businesses that don't just occupy a space, but become part of the community's story. Thanks for making Parnell a little more delicious. 🍽️

Not every project starts with a blank canvas.

153 Ponsonby Road. This 1900s brick beauty has weathered decades of modifications, but underneath all those changes, the original bones were still there. Working hand-in-hand with Wonder Group and Seismic Performance Ltd, we've peeled back the layers, opened up the interior to its full double-height potential to create a grand space.

This is the kind of work that gets us excited. Yes, we love creating something entirely new, but there's something special about giving new life to Auckland's architectural history. These buildings have stories to tell, and we're just here to help them be heard.

This space will soon be ready for its next chapter, keep your eyes peeled.

Six months ago, we started something simple that's made a real difference. Through Auckland Transport's Fareshare initiative, we've been subsidising 75% our team's public transport costs. Team members who drove in daily are now catching the bus most days. It came about when we were looking at our carbon emissions and realised there was more we could do.

Although it's only early days, this switch has done the work of 96 Titoki trees sequestering carbon!

⚪ Sometimes the smallest changes create the biggest shifts. If you're curious about implementing this for your business, the options are flexible and definitely worth exploring.

Something exciting is coming to the top of Ponsonby Road!

After nine years of planning and collaborative design, construction is about to kick off at 42 Ponsonby Road - a new mixed-use building that's been designed with the neighbourhood in mind.

From the beginning, sustainability has been embedded in our plan. This building aims for a 40% reduction in embodied carbon and 25% lower energy use compared with standard buildings, among other sustainable efficiencies.

We're excited to be the first building in NZ to commit to the framework for certification under the New Zealand Green Building Council's new Green Star Buildings rating tool, which emphasises wellbeing, connection to place, and environmental impact.

Special thanks to architects at Patterson Associates for your dedication to this project, and our cultural advisors Te Manu Taupua who have helped us to ensure that the design responded to place.

Keep your eyes peeled to read more about this project in Ponsonby News

The best kind of Christmas present came in time to wrap up 2025 - 137 Great North Road has officially been awarded a 6 Star Green Star Design rating.

Some say the greenest building is the one that's already built. We like this principle - work with what's there, make it better. When we took on this project, the building was performing poorly, but we knew we could reimagine the space to create something that works harder for both tenants and the planet.

Partnering with RTA Studio, their design retains the existing concrete framework including the building's distinctive angled columns, and adds a thoughtful level on top. Through adaptive reuse, we've achieved a 60% reduction in upfront carbon compared to starting from scratch. The custom aluminium screens provide solar control while creating that misty cloud effect around the treetops - inspired by the building's elevated position on Great North Road's ridge. Reclaimed timber features throughout the interior. Sometimes the most sustainable solution is also a beautiful one.

⚪ Stay tuned as we bring this project to life.

The old Ardmore dairy has been an iconic pillar of the Herne Bay community since the 1970s. As we thought about what comes next for this corner, we wanted to honour the area's character while building sustainably.

Our new mass timber building drew inspiration from something quintessentially Kiwi - the corrugated iron roofs on colonial villas.
The beautiful design by RTA transforms this idea into a modern veil that wraps the building, allowing natural light and connection to the outside while maintaining privacy for tenants.

This new building will be thoughtfully nestled among the original character structures, including the beautifully preserved brick bakehouse at the rear, which opens onto a cosy internal courtyard.

We're excited to see how this space breathes new energy into the area.

It's great to be able to support community initiatives like the 'Kirihimete Special' at Beresford Square. Seeing our space filled with local makers showcasing their craft, families enjoying the festivities, and that unmistakable Karangahape Road energy buzzing through the square.

From the Christmas markets to street eats, art installations to tamariki dancing at the kids rave - last Saturday proved that Beresford Square is truly coming back to life.

Thanks to the Karangahape Business Association for putting on an incredible event. It's partnerships like these that remind us we're here to help build vibrant communities.

Some spaces just bring people together. We feel pretty lucky to have Longroom & Longshot Ponsonby as our tenants - an iconic Ponsonby spot that's been bringing locals and visitors together for years.

There's something special about spaces that become more than just buildings. They become meeting points, creative hubs, places where conversations spark and connections happen naturally.

That's what we love about creating spaces in Ponsonby - it's about fostering the kind of community where businesses and people genuinely thrive together.
