Yes & No, as long as you have a exit strategy. I have approved a 30 year Home Loan for a 69year old applicant. Conversely approved at 15year home loan for a 50year applicant.

Solution:

What’s an exit strategy you ask, its detailing how you plan on repaying the mortgage once you reach your desired retirement age. The old answer of “I’ll work till I drop dead” just doesn’t cut it for the bank nor does it meet CCCFA compliance.

Whats the risk? 🤔

If something turns out to be wrong, the buyer has no comeback. Why? Because the building report wasn’t prepared for them, the inspector owes them no duty of care.

What about a LIM Report, well if its dated 3 months ago can we still use it? Yes, but the risk is that any further updates from council would not be captured in the 3 month old LIM report and therefore you are basing decisions on outdated information. This will hinder your efforts in the event of any claim against the vendor.

What should we do? – always commission your own Building Report and LIM report, that way you trust the source its derived from and the validity of the information therein. Yes it will cost you money, but better now than an unforeseen issue down the road that can amount to even more.

Thinking about a KaingaOra first home loan?

What they don’t tell you:

- A registered valuation is required for all Kāinga Ora First Home Loan applications

- If the valuation raises concerns or the Sale & Purchase Agreement requires a building report, one must be obtained

- The building report must be reviewed by both the lender and Kāinga Ora

- Any issues identified must be quoted, and repair costs must fall under the $10,000 cap

- Repairs must be completed within six months of purchase

- Once completed, repairs must be confirmed back to the lender, who will notify Kāinga Ora

- The valuation must include five recent comparable sales within 10km of the property, sold within the past six months—otherwise, it may be rejected by Kāinga Ora

What do you mean 50%?

Remember of the $640, only $130 reduces your loan, well $65 is 50% of the $130 and guess what, 100% of the $65 goes towards reducing your loan.

In other words, of your new repayment amount of ($640+$65=$705), $510 goes towards interest and $195 goes towards reducing your loan. Crazy aye????
