New thresholds for luxury properties/豪宅的新門檻 — What is defined as “luxury properties” ?
From today 9th February 2022, ANZ bank has the following changes for luxury properties value/從2022年2月9日開始,ANZ對豪宅的門檻做了以下變動
* Properties in Auckland City and North Shore (including Warkworth/Omaha) increased from $3.2m to $3.75m
* Properties in West Auckland (including Kumeū/Huapai/Riverhead), South Auckland, Wellington City and Tauranga District increased from $2.2m to $2.5m
* Properties in Queenstown Lakes District increased from $2.2m to $3.75m
* Properties in Christchurch City increased from $1.6m to $2.5m
* Properties in New Plymouth, Rotorua and Dunedin increased from $1.3m to $1.6m.
This means if you purchase a luxury property before today, you have potential equity in the property that could be utilised.
For example, before today, if the value of the property in Auckland City is $3.5 m, the maximum lending can only be $2.45m; under the new policy, the maximum lending can potentially be $2.8m, which gives you an extra room of $350,000 in lending.
這個新的政策讓購買這些房產的人士擁有潛在資產可運用。
舉例來說,在奧克蘭市價值$3.5m的房產在今天以前,最多可貸款的額度為$2.45m,但從今天開始,最多可貸款的額度可能為$2.8m, 比原先多了$350,000的貸款額度。
